<br />-~ <br />The Commissioners were extremely unhappy about being placed in a position of <br />making decisions such as the one just before them, and Chairman Garrigan wished <br />to go on record as stating that as long as he is Chairman of the Planning <br />Commission, this type of experimental project will not occur again. <br />9. TENTATIVE SUBDIVISION MP,PS. <br />b. Approval of Industrial Tract Map X3163 (A) for Reynold C. Johnson Company. <br />There were no questions regarding this item, therefore, upon motion of Commissioner <br />Pereira, seconded by Chairman Garrigan, and carried, the following resolution was <br />adopted unanimously. <br />RESOLUTION N0. 955 <br />WHEREAS, the application of Reynold C. Johnson Company <br />for approval of Industrial Tract Map 4k3163(A), <br />has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Coamission of the <br />City of Pleasanton hereby approves said map as <br />petitioned, subject to the following conditions: <br />1. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />2. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a study <br />of this matter by the Fire Chief. <br />3. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible cost to the City. <br />4. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted transformers and above-ground splicing <br />cabinets where necessary. <br />5. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long <br />range requirements for supplying water in this area. <br />6. That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated to the <br />satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and generally <br />meets the immediate and long range requirements of the <br />sanitary sewer system in this and all tributary areas. <br />7. That approval of the storm drainage system be <br />withheld until final design calculations have been made <br />and the developer has demonstrated to the satisfaction <br />of the City Engineer that the system fully meets the <br />requirements of this development and all upstream <br />areas intended to be drained through this tract and <br />that the requirements of Alameda County Flood Control <br />District have been met. <br />8. That a 13-ft. wide public service easement along the <br />frontage of Johnson Industrial Drive be dedicated to <br />the City. <br />- 10 - <br />
