o Agreement providing that the Owners shall pay an <br /> appropriate share of the cost of the water <br /> facilities needed to serve the subject project. <br /> <br /> o Agreement providing that the Owners shall fund or <br /> 'participate in the funding of a study of fire <br /> service requirements necessitated by the subject <br /> project. <br /> <br /> NOW, THEREFORE, City and Owners hereby agree as <br /> <br />follows: <br /> <br />I. TRAFFIC FACILITIES <br /> <br /> Owners agree to pay their proportionate share of the <br /> <br />cost of the construction of all of the facilities necessary <br />for the amelioration of traffic congestion caused by <br />the development of the project site including its direct and <br />cumulative traffic impact. Facilities may be those described <br />in the "North Pleasanton Traffic Studies," Volumes I, II and <br />III, the "Tri-Valley Transportation Study," or other <br />facilities deemed necessary by the City. In the event that <br />the City deems it necessary to form a new assessment district <br />or districts for the purpose of ameliorating traffic <br />congestion due to the cumulative development of the North <br />Pleasanton area, Owners agree to place their property into <br />such district or districts. <br /> <br />II. WATER SERVICE STUDIE~ AND IMPROVEMENTS <br /> <br /> Owners agree to pay their proportionate share of the <br /> <br />cost of the water service studies and water service <br />facilities necessary to serve the project site or made <br />necessary due to the cumulative development of the North <br />Pleasanton area.
