<br />Vice-Chairman Landon then opened the public hearing on the applicatioa of Mr, Art
<br />Hiliiker, 439A Foothill Road, Pleasanton, for a Zoning Permit with Site Plan and
<br />Architectural Approval, in order to construct an office building complex on a parcel
<br />of property located on the west side of First Street between Spring Street and Neal
<br />Street in a C-G (General Commercial) District. Secretary Fales announced Mr, Hilliker
<br />has requested that the application be continued to the next meeting. It was moved
<br />by Commissioner Antonini, seconded by Commissioner Wipfli, and carried, that the
<br />public hearing on the application of Mr, Art Hilliker be continued to the meeting of
<br />August 2.

<br />Stanley, 4579 Third Street, Pleasanton, for a Zoning Permit with Site Plan and Archi-
<br />tectural Approval, in order to construct multiple dwelling units on a parcel of
<br />property located on the south aide of Vineyard Avenue, east of Adams Court, in an
<br />RG-25 (residential garden apartment--2500 aq.ft. minimum) District. Mr. Stanley was
<br />present in the audience, Mr, Fales stated Mr, Stanley is applying for site plan and
<br />architectural approval in order to construct two 4-plex units now, and eventually
<br />to complete six 4-plex units and a 24-unit apartment house, on a 3-acre area., Mr.
<br />Fal,s stated the total lot area is more than adequate to meet the standards of an
<br />RG-25 District for 48 units, which is proposed as the total construction, Seventy-
<br />two off-street parking spaces are required for ultimate development, and six parking
<br />spaces are required for the initial development of two 4-plexes, Setbacks are con-
<br />sidered to be adequate, The staff finds no problems in terms of actual development
<br />of the first stage and the ultimate stage, with the stipulation that a landscaping
<br />plan be submitted in somewhat greater detail. Mr, Stanley stated that different
<br />architecture will be used on the various units, and agreed to plant trees on the
<br />west side. Commissioner Antonini inquired about Mr. Stanley's future plane for pos-
<br />sibly disposing of the property, and Mr. Stanley replied hie present plans are to
<br />consummate the building himself, but this does not preclude a change of plans in the
<br />future, Secretary Fales said if the property changes hands subsequently, it will be
<br />required to be developed along the lines indicated in Mr. Stanley's application,
<br />Mr. Paul Loretz, speaking from the audience, expressed the view that he felt the need
<br />for such development, and congratulated Mr. Stanley on his faith in Pleasanton for
<br />such an investment. There being no further comments, Vice-Chairman Landon declared
<br />the public hearing closed, Upon motion of Commissioner Rega, seconded by Commission-
<br />er Antonini, the following resolution was unanimously adopted:

<br />RESOLVED, that the City of Pleasanton Planning Co®mission does hereby approve said
<br />application for Zoning Permit with Site Plan and Architectural Approval,
<br />with the following conditions attached to said approval under Section 19.700 of
<br />Ordinance No, 309:
<br />1. The entire parcel, if developed either in segments or as a whole,
<br />must be developed in accordance with the plot plan submitted to the
<br />Commission with the Zoning Permit application.
