<br />The next item on the agenda was a preliminary discussion of a proposed subdivision
<br />by Stover and Bullard, Inc„ for an area in the vicinity of Abbie Street, east of
<br />Pleasanton Elementary School, north of Minnie Street, west of Mirador Drive, and
<br />south of Angela Street. Mr. Dennis Jarnagln, Mr, Don Stover and Mr. Martin Williams,
<br />representing Stover and Bullard, ware in the audience and presented a map and de-
<br />scription of the proposed development of houses in the $19,750-$25,00 price range.
<br />Also, duplexes are planned in order to cope with the hillside terraia, Mr. Falea
<br />stated the staff thinks the City is reaching the point where it needs a bit wider
<br />range in type of single-family residential dwellings. This proposal would provide
<br />some housing more reasonably priced and in a wider price range, After considerable
<br />discussion, Mr. Fales suggested giving the plans to the City~a Consulting Engineer
<br />to see if any changes should be made, and present his findings to the Commission to
<br />compare with provisions of the Proposed Subdivision Ordinance. Vice-Chairman Landon
<br />said this would be actually a planned unit development, and the Commission was of
<br />the opinion Chey Would favor application under planned unit development which would
<br />give the Commission more flexibility with regard to the mixed zoning being planned,
<br />Mr. Fales brought up the subject of underground utilities. Mr. Dwight Galloway,
<br />representing P,G, & E „ was in the audience, and described the model development in
<br />San Mateo which is nearing completion, in which electricity is provided by a steel
<br />pole with transformer and 12,000 volt wires across the top. The developer pays for
<br />the underground cost over and above the overhead, It was decided that Mr, Galloway
<br />would inform the Commission when the San Mateo development is completed, so that
<br />they might make afield trip there in conjunction with someone representing Stover
<br />and Bullard,
<br />A communication was read by Secretary Fales from Mr, Robert Williams, County Plan-
<br />ning Director, enclosing a map submitted with application for rezoning of 106,28
<br />acrea,north of Highway 50 and west of Highway 21, from A-2 (General Agriculture) to
<br />R-1-B-5 (Single Family Residence with Stipulated Lot Areas), and requesting comments
<br />or recommendations from the Pleasanton Planning Commission, It was decided to thank
<br />Mr, [dilliams for referring the matter to the Commission, and state that the Commis-
<br />sion will reserve comment since the area is outside the Pleasanton planning area.
<br />IInder Matters for the Information of the Commission, Secretary Falea announced a
<br />Zoning Permit has been issued to Blaze Neon for afree-standing sign at The Ivory,
<br />as per drawing approved by the Planning Commission, and payment of all fees has beer
