<br />siderable discussion ensued between members of the Commission and Mr. Stuchlik with
<br />regard to the parking situation. Mr. Ted Fairfield said the parking arrangement
<br />as altered would comply with the Zoning Ordinance vrith regard to parking. Chairman'
<br />Landon directed the attention of the Commission to site plan and architectural ap-
<br />proval of the subject plot plan. Mr. Stuchlik submitted plena for two unite for
<br />architectural approval, Chairman Landon asked that the entire plot plan be pre-
<br />sented for Bite play and architectural approval, and with the hope also, that park-
<br />ing could be made more accessible when the completed plans are presented to the
<br />Commission. It was agreed, at the suggestion of Chairman Landon, to hold a study
<br />session immediately following adjournment of the meeting, tahich Mr. Stuchlik was
<br />invited to attend.
<br />Chairman Landon then introduced the application of Mx. Dan Cannistraci, 17715 Buti
<br />Park Court, Castro Valley, for a Zoning Permit with Site Plan and Archltectural
<br />Approval, in order to construct a 15-unit multiple dwelling at 700 Roae Avenue,
<br />in an RO-15 District. Secretary Fales stated that the frost, aide and rear yasd
<br />setbacks are adequate. Twenty-three parking apacea are required, and this number
<br />is indicated, Parking access was granted by Variance by the Planning Commission
<br />on August 16, from 20 ft. to 16 ft. Discussion ensued re: fence to the rear of
<br />the parking area. It was called to Mr. Cannistraci's attention that this must be
<br />a so11d wall fence four to six feet in height. Upon motion of Commieaioaer
<br />Antonini, aecoaded by Commissioner Wipfli, the following resolution was unanimously

<br />WHEREAS, application has been made under Article 19, Ordinance No. 309,

<br />to construct a 15-unit multiple dwelling at 700 Roae Avenue, is an RG-15
<br />District, has come before this Commission;
<br />NOW, THEREFORE, B8 IT
<br />RESOLVED, that the City of Pleasanton Planning Commission does hereby
<br />approve said application for Zoning Permit, with Site Plan and
<br />Architectural Approval, with the following conditions attached thereto:
<br />1. Sidewalk, curb, gutter and driveways must be installed
<br />to the satisfaction of the City Engineer,
<br />2. Adequate landscaping of the grounds moat be included in
<br />the completed project, particularly in the front yard area.
<br />3. Site drainage nstet be installed to the satisfaction of the
<br />City Engineer.
<br />4. Prior to construction, the ability of the e:d.ating sanitary
<br />sewer in Rosa Avenue to accept sewage from the site moat
<br />be ascertained and approved by the City Engineer.
<br />5. The parking arrangement for apacea numbered 21, 22 and 23
<br />will be changed from diagonal parking to two right-angle
<br />apacea in the side yard area and one additional right-angle
<br />apace in the rear yard area, ae noted and initialed on the
<br />approved site plan.
<br />Chairman Landon then proceeded to the next Item on the agenda, the request of Mr.
<br />L.A. Hilliker, 439A Foothill Road, Pleasanton, for a Zoning Fermit in order to
<br />construct a temporary real estate office at 4377 Fitst St., in a C-G (General
<br />C~ercial) District. Mr. Hilliker was present in the audience, and stated he
<br />plans to move the temporary building onto the subject property which he does not
<br />own ae yet, pending clearing of title. Mr. Struthers wee asked for an opinion on
<br />this matter, and stated land use may be granted with conditions sa to time by the
<br />Commission. Commissioner Raga was not in favor of setting a precedent, and felt
<br />the term "real estate office" was embellishing the actual type of building which,
<br />in reality; appeared to him to ba more of a construction shack. The Commission
<br />was ~conaidering continuing the matter to the next meeting in order Co give the
<br />memb era more time for further consideration; however, *uhen queried, Mr. Hillikar
