Chairmen Landon then opened the public hearing on the application of Mr. Jaq D.
<br />Lambert, 2357 Strobxidge Ave., Castro Valley, fora Variance from Section 8.5
<br />(rear yard setback), Ord. No. 309, in order to construct multiple dwelling unite
<br />at the northeast corner of Narrieon and Angela Streets, in an RG-15 District. Mr.
<br />Lambert ~a present in the audience, Mr, Falea stated this would require a Variance
<br />in the rear yard from thirty to twenty-five feet. No one spoke from the audience
<br />and Chairman Landon declared the public hearing closed. Upon motion of Commissioner
<br />Raga, seconded by Commissioner Wipfli, the following resolution was unanimously
<br />adopted:

<br />25 feet in order to construct multiple dwelling unite at the northeast
<br />corner of Harrison and Angela Streets, in an RG-15 District, hen come
<br />before this Commission;
<br />NOW, THEREFORE, BE IT RESOLDED AS FOLLOWS:
<br />1, Mr. Jay D, Lambert is hereby granted a Variance for construction
<br />as proposed in said application.
<br />The next item on the agenda was the application of Mr, Jay D, Lambert, 2357
<br />Strobridge Ave., Castro Valley, for a Zoning PermiC with Site Plan and Architectural
<br />Approval, in order to construct a two-story nix+unit multiple dwelling at the
<br />northeast corner of Harrison and Angela Streets, in an RG-15 District. (Continued
<br />from meetings of October 18, November ~ and November 15.} Mr. Fales was called
<br />upon for the staff report, and stated that the construction of sidewalk, curb,:'.
<br />gutter and driveway satisfactory to the City Engineer be included in the issuance
<br />of the Zoning Permit. Upon motion of Commissioner pegs, seconded by Commissioner
<br />Wipfli, the following resolution was unanimously adopted:

<br />WHEREAS, application has been made, under Article 19, Ordinance No. 309,
<br />by Mr. Jay D, Lambert, 2357 Strobridge Ave., Castro Valley, for
<br />a Zoniug Permit with Site Plan and Architectural Approval, in order to
<br />construct a two-story six+unit ~ltiple dwelling at the northeast corner
<br />of Harrison and Angela Streets, is an RG+15 District, has come before this
<br />Commission;
<br />NOW, THEREFORE, BE IT
<br />RESOLVED, that the City of Pleasanton Planning Commission does hereby
<br />approve said application for Zoning Permit, with Site Plan and
<br />Architectural Approval, with the following conditions attached to said
<br />approval:
<br />1. Agate will be installed in order to give access to the
<br />fenced garbage area from Angela Street..
<br />2. The rear play area will be grass rather than blacktop
<br />as indicated on the approved site plan.
<br />3. Sidewa3,k, curb, gutter and driveway will be installed,
<br />where needed, to the satisfaction of the City Engineer..
<br />Chairman Landon then proceeded to the application of Mra. Anna H. Brown, 444
<br />Division Street, Yleaeanton, for a Zoning Permit with Site Plan and Architectural
<br />Approval, in order to construct a 22-unit multiple dwelling upon property located
<br />at 484A and 4848 Division Street, in an RG-15 District. (Continued from meeting
<br />of November 15). Secretary Falea was called upon for the staff report, and stated
<br />the 22 units proposed to be constructed, plus seven units already existing on the
<br />subject property, make a total of 29 unite (29.9 unite are permitted on the prop-
<br />erty). Front, aide and rear yard measurements meet minimum requirements. Forty-
<br />Hre off-street parking spaces were proposed (43.5 are required). Access to parkr
<br />ing is on the easterly edge on a 20.3 ft. driveway which curves around the perimeter
<br />of the loC. Mr, Falea stated that Mr. Vick Stuchlik had rearranged hie original '
<br />parking plan eliminating two spaces, leaving a total o° 43 parking spaces. Mx .
