The Next item on the agenda was formal consideration by the Planning Commiaei8n <br />of the Tentative Subdivision Map for Tract No. 2473, and consideration of the <br />City Engineer's report to the Commission regarding Tract No. 2473, dated April 30, <br />1963, which was submitted in accordance with Section 4.03, Ordinance No. 358. A <br />copy of this report is made a part of these minutes. <br />City Engineer Campbell presented hie report, specifically listing the following <br />changes from the Tentative Map se submitted, and pertaining particularly to the <br />limited area recommended for approval. <br />1. Street Classifications: <br />a. Pleasanton-Suno1 P.oad - Major thoroughfare with frontage road, Type B, <br />frontage road width increased to provide 33 feet between curbs - for <br />frontage shown on Tentative Map. <br />b. San Miguel Court = Cul-de-sac, under 300' long, Type B. <br />c, San Carlos way - Residential Collector, Type A, lots backing up to <br />cemetery to be shortened to accommodate increased street width.. <br />2. Street Names <br />a, Change Pleasanton Boulevard to Sunol Boulevard. <br />b. Change Minnie Street to Hillview Avenue. <br />c. The following street name designations are recommended: <br />(1) Dolores Street to Drive. <br />(2) Sonoma Street to Drive. <br />(3) San Juan Drive to Way, <br />(4) San Carlos 47ay to Drive. <br />(5) San Antcaio Drive to R_ad. <br />3. Gradinr~ Plane <br />"Grading plans for each final map area should be submitted for approval <br />with improvement plane." <br />Mr. Fairfield stated he would like to see grading plans only for streets <br />with certain percentage of grade, and not for each lot. Mr. Campbell said <br />he considered that a reasonable request, and the City would probably not <br />require a grading plan for each lot, but a general grading plan, Chairman <br />Landon said the requirement for a general overall grading plan ie reasonable <br />and that even hillside lots would not need extensive grading if imagination <br />is used in house construction. City Engineer Campbell suggested if there <br />is over a SY hillside grade, a detailed grading plan would need to be sub- <br />mitted, Mr. Fales said a standard should be formulated subsequent to ap- <br />proval of this map. Chairman Landon stated that for the future something <br />should be put in writing se a standard requirement, but for this develop- <br />ment grading plans be submitted to a degree required by the City Engineer. <br />4. ~ecifications and Standard Details are the City Engineer's responsibility, <br />but can be modified by the Planning Co~i.aeion if it so desires, <br />7. I,ot Dimensions <br />"The lots on the north aide of Mission Drive with excessive depth will re- <br />quire a modification as provided by Article 9 of Ordinance No. 358." <br />11. Pronertv Line Radius for Cul-de-sacs <br />"Radius on Cul-de-sacs may be reduce3 where Type "B" street sectlons are <br />used so that property line on cul-da.sac will be at back of sidewalk, with <br />8~ public service easement. This will requiro a modification as provided <br />by Article 9 of Ord. No. 358." <br />12. Storm Drainase. Mr. Fairfield indicated a desire for a separate agreement <br />on this matter rather than have it be part of the subdivision agreement, <br />13. Reductlon of Area Covered by Tentative Maa <br />"Ia view of recent developments and concern over school sites, it is <br />recommended that approval of this Tentative Map be Limited to the area <br />indicated on Exhibit 'A". Conditions of approval should provide that <br />inclusion of a different public school site must recognize and provide <br />equivalent park facilities in keeping with the original intent of the <br />Annexation Agreement dated March 4, 1963, and the Planned Unit Develop- <br />ment approved development plane which are a part of said agreement." <br />
