Chaizm~n Landon opened the public heating on the application of the Planning Com-
mission for an amendment to Ordinance No. 309, assigning zoning districts to the
area of Annexation No. 22, Pleasanton-Sunol Annex "B". Mr. Fales pointed out the
zoning designations on a map of the property, Said map is made a part of these
minutes and is attached hereto. It was agreed the service stations be zoned C-T,
rather than C-N, in order that there would not be a conflict with regard to mini-
mum acreage. However, in a Planned Unit Development there is flexibility allowable
in zoning, according to City Attorney Struther, and Mr, Falea quoted from Section
19.806 of Ord, No. 309 which corroborated this fact. There being no comments from
the audience, Chairman Landon declared the public hearing closed. Mr, Falea stated
that when application for Planned Unit Development approval is made and approved
by, the Commission, by mutual agreement of the developer and the Commission a time
schedule of improvements may be submitted with the understanding of the ultimate
time limit of the building program of the entire planned unit development, and
this may be made a condition of approval. The ordinance states building Est be
started within six months. The Commission has established an outer limit in peat
instances. If a change does take place for the areas of the school and park, this
can be accomplished at the time of formal application for a Zoning Permit for S1te
Plan and Architectural Approval. The park must be adjacent to the school, If the
school fa moved, then the park will be moved, Upon motion of Commissioner Rega,
seconded by Commissioner Antonini, the following resolution was unanimously adopted,
RESOLUTION N0, 216
WHEREAS, Annexation No. 22, Pleasanton-Sunol Annex "B", has been completed
and this area is now within the jurisdiction of the City; and
WHEREAS, the provisions of Ordinance No. 309 regarding the assignment of
zoning designations to newly annexed areas have been complied
with by application of the City Planning Commission;
NOW, THEREFORE, BE IT
RESOLVED, that the City Planning Commission hereby recommends to the City
Council that Ordinance No. 309 be amended to provide the follow-
ing zoning to the area involved:
1, R-1 63.9 acres (gross)
2. A 30.6 acres (gross)
3. R-2 3,6 acres (net)
4. RG-15 5,9 acres (net)
5. RG-25 11,6 acres (net)
6. C-N 9.4 acres (net)
7, C-0 1,3 acres (net)
8. C-T 1,0 acres (net)
9. I-P 6,5 acres (net)
10. Churches (P.-1) 5.7 acres (net)
11. School (R-1) 9.2 acres (net)
12. Park (P.-1) 4.5 acres (net)
The next item on the agenda was the application of Mr. H.B, Haueo, 680 Main St „
for a Zoning Permit in order to move an existing bakery operation from 541 Main
St „ in a C-C District, to 680 Main St „ in a C-C District. Mr, Falea explained
that Mr. Haueo desires to move his bakery to the quarters formerly occupied by
the Post Office. In view of the fact that this is a removal of an existing opera
tion from one building to another within the same Zoning District and with no
extensive expansion or remodeling of the new location, it does meet the standards
of the Zoning Ordinance in this case. The staff recommended the Zoning Permit be
issued. Upon motion of Commissioner Antonini, seconded by Commissioner Wipfli,
the following resolution was unanimously adopted:
RESOLUTION N0, 217
WHEREAS, the application of Mr. H.B. Haueo, 680 Maia Street, for a Zoning
Permit in order to move an existing bakery operation from 541
Main Street; in a GC District, to 680 Main Street, in a C-C District, has
come before this Commission;
NOW, THEREFOREy BE IT
RESOLVED, that the City of Pleasanton Planning Commission does hereby
giant said Zoning Permit.
