corner of Railroad :Avenue and Division Street, excepting the C-G District on the
<br />southwest corner of Railroad Avenue and Division Street, from R-1 to C-C. Mr,
<br />Falea gave the staff report and stated that the property in question is located
<br />to the rear of the laundry at the southeast corner of Division and Main Streets.
<br />The proposed use ie a furniture store. The General Plan recommends that the area
<br />in question be a part of the Central Business District. There being no cammenta
<br />from the audience, Chairman Landon declared the public hearing closed. After dis-
<br />cuaslon by the Commission, upon motion by Commissioner Wipfli, seconded by Commis-
<br />sioner Rega, the following resolution was unanimously adopted:

<br />WHEREAS, the application of Duke Bonds, 524 Neal Street, for an amendment
<br />to Ordinance No, 309, to rezone that property bounded by Weet Neal
<br />Street, Railroad Avenue, Division Street and the Community Commercial Diat•
<br />rict on Main Street, excepting the C•G District on the southwest corner of
<br />Railroad Avenue and Division Street, from R-1 (Single-Family Residential)
<br />to C-C (Community Commercial), has come before this Commission; and
<br />WHEREAS, this Commission does find that:
<br />1. Notice has been given as required by Section 22.104 of
<br />Ordinance No. 309;
<br />2, The proposed amendment conforms with the Pleasanton General
<br />Plan; and
<br />3. The public necessity and general welfare requires the proposed
<br />change of district;
<br />NOW, THEREFORE, BE IT
<br />RESOLVID, that the Planning Commission does hereby recommend for approval
<br />by the City Council the application of Duke Bonds for rezoning
<br />of the subject property as described above.
<br />Chairman Landon then opened the public hearing on the application of the Presby-
<br />terian Community Church, 100 Neal Street, for a Variance from Section 17.705(2),
<br />Ord, No, 309, in order to allow installation of an announcement sign located leas
<br />than twelve feet from all street lines. Mr, Fales read a letter dated April 18,
<br />1963, from Mr, W.A. Burton, Chairman of the Building and Grounds Committee of the
<br />Presbyterian Community Church. Mr. Burton was present in Che audience, Mr. Falea
<br />quoted from Section 17.705(2), Ord. No, 309. Mr. Burton explained that if the
<br />sign were moved any farther back from the street it would coincide with the coznez
<br />of the building, There being no further comments, Chairman Landon declared the
<br />public hearing closed, Mr. Fales, in giving the staff report, stated that normally
<br />there would be the possibility of a traffic hazard in this tyge of installation.
<br />However, in this case the presence of a sidewalk and planter strip intervening
<br />and the manner in which the sign is proposed to be placed would not interfere with
<br />vision, and the view of the motorist would not be hindered to any appreciable
<br />degree. City Engineer Campbell Bald the problem is lessened due to the presence
<br />of a atop sign on Neal St. which stops traffic at First Street and makes visibility
<br />adequate, Mr. Burton responded to Commissioner Rega's inquiry regarding the 7-foot
<br />height of the sign by explaining the planter at the base will contain shrubs, Mr,
<br />Burton was requested to consult the City Engineer at such time as the sign is in-
<br />stalled, in order that the proper traffic eight distances may be maintained. Upon
<br />motion of Commissioner Antonini, seconded by Commissioner Lozano, the following
<br />resolution was unanimously adopted:

<br />WHEREAS, the application of the Presbyterian Community Church, 100 Neal
<br />Street, for a Variance from Section 17.705(2), Ord, No, 309,
<br />in order to allow installation of an announcement sign located less than
<br />twelve feet from all street lines, has come before this Commission;
<br />YOW, THEREFORE, BB IT RESOLVED AS FOLLOWS:
<br />1, The Variance is hereby granted for installation of the
<br />subject sign as proposed in said application.
