In addition it is recommended that final <br />approval be withheld until the City has prepared (in cooperation with <br />the Water District) an overall master plan for water storage and di~tri- <br />bution. The preparation of such a plan has been authorized by the City. <br />It is anticipated that only the loc tion of the proposed storage tank <br />might be affected by this plan and possibly the sizing of some supplq <br />mains. Each phase of the development of this total tentative map would <br />be allowed to proceed as shown if the master plan were not ready at the <br />time of approval of final Plana. <br />9. Sewase Collection Svatem - It is recommended that all curved sewer lines <br />have a minim radiae of 200 feet. <br />10. Fire Hydrants - It is recommended that fire hydrants be located as shown <br />on Exhibit '9". <br />11. Electric Power Distribution and Street Liahtina Svstema - In accordance <br />with Article 8, Ord. No. 358, the Planning Commission must specify the <br />method of inatallatioa of public utilities at the time of approval of <br />the tentative map. At the present time an underground or "modified" <br />underground system does not appear to be economically feasible, although <br />it is within the Commission's jurisdiction to judge whether the coats <br />can be justified for the benefits to ba gained. Both the developer and <br />P.G. & E, are expected to be repxeaented at the meeting of June 12, and <br />will undoubtedly have comments to make on the various methods of instal, <br />lation. This office has no specific recommendation to make at this <br />time other than to suggest that a combination of systems might be con- <br />sidered with the break point along the creek extending from Hillview <br />Ave. easterly to and along Zinfandel Drive. A "modified" system may <br />be economical north of this line with some rear yard around-the com- <br />mercial, and possibly a standard street system south of this line. <br />12, Easements <br />a. It ie recommended that all in-tract easements be granted as public <br />service easements with no reference to specific use, and they shall <br />be 10 feet wide anises a specific variance ie granted by the City <br />Engineer. <br />b.
