13. Channel-Dedication-- The channel paralieiing Grenache Ave, on she south <br />aide should be dedicated to the City as shown, and it should be provided <br />with an adequate load for maintenance .and routine patrol. it is s1~o <br />recommended that the subdivider be required io fence the rear lot lines <br />along both aides of ehia channel with ghain link type fence at the time <br />the adjoining properties develop. <br />14. Haul Roads -Inasmuch as the existing section of Rottinger Ave, from <br />the Tract boundary. to First Street was not designed or built to carry <br />the traffic anticipated to be generated by this development, it 3s recom- <br />mended that the developer be required to construct an adequate temporary <br />haul road from Vineyard Ave, during the early phases of development, and <br />that construction traffic be kept off of Kottinger Ave. during all stages <br />of the development of this Tract. If the developer chooses, he may use <br />Kottinger Ave., provided it ie adequately maintained by him. and in the <br />event of serious deterioration it shall be rebuilt by him at no coat to <br />the City.. The degree of maintenance and deterioration shall be deter- <br />mined by the City Engineer. <br />4. <br />
