MiradOr Drive shall be continued northerly from its present end with the same section to Del Sol Avenue, and Che transition shall be made at that poinC. b. Oro Fino Court and Chablis Court shall be increased to a 46-foot right-of-way width. c. Touriga Avenue southerly from the creek to 2lnfandel Drive shall be increased to a 60-foot right-of-way width. d. Zinfandel Drive east of Chardonnay ie appzoved as a minor resi- dential street with the sidewalks omitted. e. The intersections of Hillview and Grenache and Hillview and Brandywine shall be channelized and the rights-of+way shall be flared for additional stacking lanes as required by the City Engineer. 2. Street Names - The following street bames are not approved and shall be replaced with new names subject to staff approval: Rhine, Champagne, Tokay, Muscatel and Brandywine. Kottinger Avenue, Grenache Avenue and Touriga Avenue shall all be changed to "Drives". 3. Gradintt Plana - Rough grading plane shall be submitted for the ap- proval of the City Engineer on any areas where the average elope exceeds 59., prior to approval of the final map covering those areas. 4. Specifications and Standard Details - The City Engineer is authorized to modify the City s existing Standard Specifications and Details in applying them to this subdivision in order to allow for modern mater- ials, methods and design criteria as may be required. Some apeclfic modifications are ae followas a. Specifications fox sewer and water pipe shall be modified to allow newer type joints. b. Specifications for street name signs shall be modified to require white reflectorized letters, block numbers and arrows on green coated aluminum sheeting ae previously approved by the Planning Commission and City Council. c. Street structural design method shall be modified to require design by the California R-Value method using a Traffic index. for each street ae specified by the City Engineer. d. Reference shall be msde to the 1960 Standard Specifications of the State Dlviaion of Highways, rather than the 1954 edition, particularly with reference to roadway materials. 5. Storm Drainage Svatem - The culverts under the Mirador Drive ex- tension and the Hillview Ave.-Kottinger Ave. intersection shall be increased to 72" and 66" respectively. The street cross section for hillside streets shall be changed to require a roadside drainage ditch on the uphill aide, and all paved gutters shall be connected to pipe outside of the street right-of-way. 6. Water Supply and Distribution System Minor changes in pipe sizes shall be made as shown on the approved Tentative Map. The system as shown (modified) is approved for serv- ing the development. If subsequent master planning indicates the desirability of relocating or overeizing the storage tank or any dlatribution mains in order to serve other areas and effectuate a Master Water Plan, the developer shall cooperate with the City in providing such changes after negotiating with the City any cost dif- ferential.
