A "modified" <br />underground system (P.G.& E. '=Streamlined Distribution' system) shall <br />be used on the first unit of development proposed, approximately 40 <br />scree along Kottinger Ave, with the easterly limit being Hillview <br />Ave. Based on information developed from this first installation <br />a re-evaluation will be mfldei and the City will determine the method <br />of installation to be used for the remaining portion of this tenta- <br />tive map. <br />10. Easements <br />a. All in-tract easements shall be granted as public service eaee- <br />ments with no reference to specific use, and they shall be LO <br />feet wide unless a specific variance is granted by the City <br />Engineer. <br />b. Drainage easements or drainage releases will be required on ad- <br />jacent property for all outfall lines shown. <br />11. Channel Dedication - The channel paralleling Grenacha Ave. on the <br />south Bide shall be dedicated to the City as shown, it shall be pro- <br />vided with an adequate road for maintemnce an8 routine patrol, and <br />the subdivider shall be required to fence the rear lot 11nea along <br />both sides of this channel with 6' high chain link type fence at the <br />time the adjoining properties develop. <br />12. Haul Roads - Inasmuch as the existing section of Rottinger Ave. from <br />the Tract boundary to First Street was not designed or built to carry <br />the traffic anticipated to be generated by thla development, tDre <br />developer shall construct an adequate temporary haul road from Vine- <br />yard Avenue during the early phases of development, and construction <br />traffic shall be kept off of Kottinger Ave. during all stages of the <br />development of this Tract, If the developer chooses, he may use <br />Kottinger Ave„ provided it ie adequately maintained by him, and in <br />the event of serious deterioration it shall be rebuilt by him at no <br />coat to the City. The degree of maintenance and deterioration shall <br />be determined by the City Engineer. <br />13. Other Ordinances - Unle6s specifically modified by the Planning Coax <br />mission (within legal limits allowed) ae part of the approval of <br />this Tentative Map, the development shall conform to all applicable <br />ordinances and regulations of the City o£ Pleasanton and all other <br />agencies having jurisdiction, <br />14. A_p,~roved Man - The annotations to the Tentative Map labeled Exhibit <br />"A' of Che City Engineer's report to the Planning Commission of <br />June 12, 1963, are all incorporated as conditions of approval of the <br />Tentative Map for Tract 2481. <br />Chairman Landon then presented the application for a Zoning Permit with Planned <br />Unit Development Approval for Tract No. 2481. Chairman Landon said a reasonable <br />time limit should be decided upon at this time. A time limit of eight years fox <br />the entire development was agreed upon. Construction must start within six ~nthq <br />of the date of Planned Unit Development Approval. Upon motion of Chairman Landon, <br />seconded by Commissioner Rega, the following resolution was unanimously adopted: <br />RESOLUTION N0.224 <br />Tract 2481, the Tentative Map of which has been approved, is hereby <br />granted a Zoning Permit with a Planned Unit Development <br />Approval subject to the following condition: <br />1. That said Planned Unit Development, being the same <br />area as shown on the approved Tentative Map, be <br />completed in its entirety within eight years of the <br />date of approval ae a Planned Unit Development, <br />
