As a requiremeat of sales conditions, each party will <br />be aware of hie rights and obligations. The common area would contain lawn, pool, <br />trees, minor landscaping and a storage area. Mr. Campbell said the staff felt that <br />deed restrictions should be submitted for approval by the City as a condition of <br />filing of the Tentative Map, and that the pool in the common area will probably <br />come under a zoaing permit. Mr. Fairfield stated there would be an easement for <br />a sewer to serve the Ali sal School. After discussion by the Commission, upon motion <br />of Commissioner Lozano, seconded by Commissioner Antonini, the following resolution <br />was unanimously adopted by those Commissioners present: <br />RESOLUTION N0. 251 <br />RESOLVED: <br />The Tentative Subdivision Map for Tract No. 2560 having come <br />before this Commission, as provided by Ordinance No. 358, is <br />hereby approved, with the following conditions: <br />1, The development shall conform to all applicable ordinances <br />and regulations of Che City of Pleasanton sad all other <br />agencies having jurisdiction. <br />2, Approval of Variance application No. 63-12, pertaining <br />to the subject property. <br />3. Issuance of a Zoning Fermat for the "common area". <br />4. Proposed deed restrictions for the subdivision be approved <br />by the City. <br />The next item on the agenda was consideration of Tentative Subdivision Map, Tract <br />No. 2547. Mr. Campbell gave the staff report recommending approval of the Tentative <br />Map with eight conditions, one of which was that electric power distribution and <br />street lighting systems be "modified" or "streamlined". Mr. Fairfield asked that <br />this requirement be deleted due to the fact that this is only a 10-acre parcel, and <br />Mr. Walter Lund, the developer, would like to provide economical housing; stream- <br />lined street lighting would add to the expense. Mr. Campbell said a precedent has <br />been set by other subdivisions where streamlined distribution systems are being <br />installed. The subject subdivision is a very desirable one, and the Commission <br />moat decide if it is within the public welfare and economically and practically <br />feasible to have a streamlined system. Chairman Landon expressed the opinion that <br />a compromise should not be made at the present time on this matter, but wondered <br />if the staff would confer with P.G. & E, with regard to lowering the coat of in- <br />stallation of a streamlined system. After considerable discussion, upon motion of <br />Commissioner Antonini, seconded by Commissioner Lozano, the following resolution <br />was unanimously adopted by those Commissioners present: <br />RESOLUTION N0, 252 <br />RESOLVED: <br />The Tentative Subdivision Map for TracC No. 2547 having come <br />before this Commission as provided by Ordinance No. 358, 1e <br />hereby approved with the following conditions: <br />1. Street structural sections shall be as specified for <br />the subject tract in the report from Gribaldo, Jacobs, . <br />Jones and Associates, dated October 9, 1963. <br />2. Fire hydrants shall be supplied and located as shown <br />on annotated Tentative Map. All hydrants shown shall <br />be Greenberg ~F74. <br />3. The City Engineer shall be authorized to modify the <br />existing City Standard Specifications and Details in <br />applying them to the subject subdivision in order to <br />allow for modern materials, methods and design criteria <br />as may be required. Some specific requirements are as <br />follows: <br />
