<br />309, in order to locate an accessory building within five feet of the
<br />property line, in connection with construction of a 15-unit multiple
<br />dwelling, located at 755 Roae Avenue, in an RG-15 District, has come
<br />before this Commission;
<br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
<br />1. The Variance ie hereby granted subject to the following
<br />conditions:
<br />a. The accessory building moat be free-standing, and must
<br />in no way be attached to or supported by the rear or
<br />side lot fences.
<br />b. The accessory building must conform in all respects,
<br />to the Building Code, and a building permit moat be
<br />secured for said structure.
<br />Chairman Landon then opened the public hearing on the application of Mr. Reno Cairo,
<br />4355 Second Street, for a Variance from Section 16.602, Ord. 309, in order to allow
<br />construction of an accessory building (carport) within five feet of the aide lot
<br />line, at the above location, in an R-2 District. No one spoke from the audience,
<br />and Chairman Landon declared the public hearing closed. Mr. Campbell was called
<br />upon for the staff report and stated the subject property is in an older section of
<br />the City, and the lot is substandard both in area and width. He quoted from
<br />Section 19.1000 of Ordinance No. 309, which refers to "narrowness, shallowness
<br />and unusual shape" of a lot causing undue hardship; the staff feels this section
<br />of the Ordinance is applicable. Mr. Campbell stated further that variances of this
<br />type have been approved on Division Street. The subject carport would be 18 inches
<br />from the property line, as is an existing garage on the property. The staff recom-
<br />mends approval of this Variance with the condition that the construction meets all
<br />requirements of the Building Code. Upon motion of Commissioner Antonini, seconded

<br />Chairman Landon proceeded to the coraiderai:ion of Tentative Subdivison Map, Tract
<br />No. 2560. Mr. Ted Fairfield, of Macl.,~y & Somps, was present in the audience and
<br />stated that the staff felt this property should have some type of R-1 use: Planned
<br />Unit Development or a R-1 subdivision with variances. The Tentative Map is on an
<br />R-1 basis with the variances necessary to be applied for at a future Planning Com-
<br />mission meeting. It is proposed to have six R-1 lots with a minimum width of 50 ft.;
