The next item on the agenda was the application of Scholastic Magazines, Inc., <br />50 Weet 44th Street, New York 36, N,Y., for a Zoning Permit with Site Plan, Archi- <br />tectural and Landscape Approval, in order to construct a warehouse and office <br />structure at 5675 Sunol Blvd., in an I-P District. Mr. Falea pointed out the sub- <br />ject property ie part of Annexation No. 29, located on the west aide of Sunol Blvd. <br />immediately south of Harper & Row Publishers. The following dimensions are shown, <br />all of which meet the requirements; Height: one story with mezzanine, 30 ft.; aide <br />yard: 20 ft.; rear yard: 350 ft.; parking: a total of S4 spaces (including 60 spaces <br />for office employees--one for each 200 aq,ft, of apace--and 24 spaces for warehouse <br />employees--one for each two employees, which would allow 48 employees in the ware- <br />house on maximum shift. A check should be made after peak operation is reached to <br />determine that this is not exceeded), After discussion by the Commission, upon <br />motion of Commissioner Antonini, seconded by Commissioner Lozano, the following <br />resolution was unanimously adopted by those Commissioners present: <br />RESOLUTION N0, 258 <br />WHEREAS, the application of Scholastic Magazines, Inc., 50 Weat 44th Street, <br />New York 36, N,Y „ fora Zoning Permit with Site Plan, Architectural <br />and Landscape Approval, in order to construct a warehouse and office structure <br />at 5675 Sunol Blvd., in an I-P District, has come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the City of Pleasanton Planning Commission does hereby grant <br />said Zoning Permit. <br />Chairman Landon then proceeded to the application of Mr. J.D. Lambert, 2357 <br />Strobridge Ave., Castro Valley, for a Zoning Permit with Site Plan and Architectural <br />Approval, in order to construct an additional four-unit multiple dwelling adjacent <br />to an existing six unite located at 399 W. Angela Street in an RG-15 District. Mr. <br />Fales stated the applicant proposes to add four more unite and six parking spaces <br />to the existing six unite. The staff has considered this as a single parcel front- <br />ing on W. Angela Street with the rear on Rose Avenue. The following dimensions are <br />shown, all of which meet the requirements: Height: two stories, 25 ft.; area: <br />20,750 aq,ft,; units: 10; site width: 95 ft. and 31 ft.; front yard: 35 ft. existing; <br />Bide yard: 10 ft. and 24 ft,; rear yard: 120 ft.; parking spaces: 6. The building <br />separation shown ie four feet, which ie insufficient to meet the Building Code--a <br />minimum of 5 feet is required in the Building Code. Separation of the building <br />should allow for possible sale at a later date, If the building is separated, a <br />30-foot separation is recommended, Mr. Lambert inquired if he might join the roof <br />and leave a four-foot apace between. Mr. Falea replied the Building Code states <br />there must be not less than 5 feet unless a firewall is constructed. Mr. Fales <br />recommended that the choice be left up to Mr, Lambert whether he wishes to join the <br />structures or build for possible sale separately. Following considerable discussion <br />by the Commission, staff and applicant, upon motion of Commissioner Lozano, seconded <br />by Commissioner Antonini, the following resolution was unanimously adopted by those <br />Commissioners present: <br />RESOLUTION N0. 259 <br />4]fiEREAS, the application of J.D. Lambert, 2357 Strobridge Ave., Castro <br />Valley, for a Zoning Permit with Site Plan and Architectural <br />Approval, in order to construct an additional four-unit dwelling adjacent <br />to an existing six unite located at 399 W. Angela Street, in an RG-15 <br />District, has come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the City of Pleasanton Planning Commission does hereby grant <br />the above-named Zoning Permit with Site Plan and Architectural <br />Approval with the following conditions attached thereto: <br />1. Elimination of the present lot line between the two <br />parcels and formation of one parcel. <br />2. Ocmer must provide a property survey with the applica- <br />ti%n for building permit to cover both parcels. <br />3. Curb, gutter, sidewalk, driveway and necessary tie-in <br />street paving on Roae Avenue must be installed. <br />
