Architectural character moat be the same ae in the <br />existing six unite. <br />The next item on the agenda was Consideration of Proposed Mobile Home Park Land Use; <br />Annexation No. 33, Vineyard Avenue Annex "A". Mr. A.G. Overpack, developer of the <br />subject property, was present in the audience, as was Mr. Ted Fairfield. Mr, Falea <br />atatefl the property is scheduled for public protest hearing by the City Council for <br />annexation on January 13, 1964. The matter is before the Planning Commission at <br />this time for consideration and recommendation to the City Council. The staff recom- <br />mends this proposal be considered as a Planned Unit Development and as a subdivision, <br />particularly with regard to submission of improvement plane. Mr. Falea read from <br />Sections 17.403 and 17.404, Ordinance No. 309, regarding mobile home parks, and <br />stated the subject proposal meets the requirements as set forth therein. City <br />Engineer Campbell read two paragraphs from California State Codes governing mobile <br />home parks, and stated that State laws primarily are related to safety with regard <br />to gee, electricity and water, lot layout, drainage and grading. Following con- <br />siderable discussion, upon motion of Chairman Landon, seconded by Commissioner Rega, <br />the following resolution was adopted by unanimous vote of those Commissioners <br />present: <br />RESOLUTION N0. 260 <br />RESOLVED: <br />Consideration having been given by the City Planning Commission <br />of Proposed Mobile Home Park Land Uae; Annexation No. 33, Vineyard <br />Avenue Annex "A", a parcel of approximately 30 acres located on <br />the north aide of Vineyard Avenue, the following recommendations <br />are made to the City Council: <br />1. The City should proceed to complete the proposed annexation. <br />2. Upon annexation, the subject property should be zoned C-T, <br />Commercial Thoroughfare, with the specific provision that <br />the Owner will apply for Planned Unit Development Approval <br />for a mobile home park. <br />3. The requirements of Ordinance No. 309, the Zoning Ordinance, <br />regarding mobile home parks should be met by the Owner. <br />4. The Owner should submit tentative and final improvement <br />plane for the subject development, similar to those re- <br />quired by Ordinance No. 358, the Subdivision Ordinance. <br />5. In addition, prior to final approval of the subject develop- <br />ment, the Owner should submit a complete set of plena approved <br />by tEae State of California, ae required by Division 13, <br />Part 2, Health and Safety Code; and Title 8, Chapter 9, <br />Administrative Code. <br />6, Upon development of the subject mobile home park, the City <br />should acquire a recreation easement through that portion <br />of the subject property which lies within the banks of the <br />Arroyo del Valle, and should require that this area be <br />dedicated to the Alameda County Flood Control and Water <br />Conservation District for flood control purposes. <br />There being no further business to come before the Commission, upon motion of Com- <br />mieaioner Lozano, eeconded by Commissioner Rega, the meeting was adjourned at <br />9:47 P.M., to meet again on Wednesday, <br />
