Chairman Landon then opened the public hearing on the application of Rainier Con-
<br />struction Co., 6000 Telegraph Ave., Oakland, for a Conditional Uae Permit in order
<br />to install two office trailers for use during construction of Tract No. 2591 upon
<br />property located immediately north of Black Ave. and 600 feet east of the inter-
<br />section of Black Ave. and Hopyard Road, in an A District. Mr. Dan Clapp, repreeent-
<br />ing Rainier Construction Co., was present in the audience. There being no comments
<br />from the audience, it was moved by Commissioner Antonini, seconded by Commissioner
<br />Lozano, and carried, that the public hearing be closed. Mr. Fales, in giving the
<br />staff report, referred to Sections 4.304 and 17.625 of Ord. No. 309, and stated
<br />that the intent of the Ordinance appears clearly to allow such temporary tract
<br />offices. The staff recommends granting a Conditional Use Permit with three condi-
<br />tions. After discussion by the Commission, upon motion of Commissioner Rega,
<br />seconded by Commissioner Antonini, the following resolution was unanimously adopted:

<br />WHEREAS, the application of Rainier Construction Co., 6000 Telegraph Ave.,
<br />Oakland, for a Conditional Use Permit in order to install two
<br />office trailers for use during construction of Tract No. 2591 upon property
<br />located immediately north of Black Ave. and 600 feet east of the intersection
<br />of Black Ave. and Hopyard Road, in an A District, has come before this Com-
<br />mission;
<br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
<br />1. The above-named Conditional Use Permit is hereby granted
<br />subject to the following conditions:
<br />a. Said permit shall be for a period of six months, sa
<br />required by Ordinance No. 309.
<br />b. Access onto Black Avenue shall be controlled to the
<br />satisfaction of the City Engineer to reduce possible
<br />traffic hazards.
<br />c. Access and parking areas shall be maintained in such
<br />a manner as to prevent the excessive generation of dust.
<br />The next item on the agenda was the application of Valley Building Materials, 2080
<br />Railroad Avenue, Livermore, fora Zoning Permit with Site Plan, Architectural and
<br />Landscape Approval in order to establish a building and garden materials yard at
<br />5511 Sunol Blvd., in an I-P District. This matter has been continued from the
<br />meetings of April 22 and May 13, 1964. Mr. Fales stated that the staff has re-
<br />ceived no word from Valley Building Materials or their repreaentativea. It was
<br />moved by Commissioner Rega, seconded by Commissioner Lozano, and carried, that the
<br />Zoning Permit application of Valley Building Materials be placed in the inactive
<br />file.
<br />The next item on the agenda was the application of Don Cass, 8325 East 14th Street,
<br />Oakland, for a Zoning Permit in order to erect a temporary tract sign in connect-
<br />ion with Tract No. 2217 upon a parcel of property owned by Mr. Jack Maltester and
<br />located on Pinehill Lane in an R-1 District. Mr. Fales, in giving the staff re-
<br />port, explained that the subject application has been published and that it should
<br />have been for a Conditional Use Permit, as temporary tract signs are a conditional
<br />use in an R-1 zone, necessitating an additional amount of $20 due on the fee. The
<br />applicant has been contacted and agr~ea to the change in application with the in-
<br />creased fee. The proposed sign is 10'x30' and is to be erected 14 ft. off the
<br />ground. Messrs. Ted Slosaig and Manning Tarr, residents of Pinehill Lane, were
<br />present in the audience and expressed concern over various acpecta of the proposed
<br />sign. Following discussion by the Commission, it was moved by Commissioner Lozano,
<br />seconded by Co-~arisaioner Rega, and carried, that the Conditional Use Application
<br />of Don Cass be continued pending submission by the applicant of a ire detailed
<br />indication of the location of the subject sign.
<br />The next item on the agenda was a discussion of proposed Annexation No. 34, and
<br />assignment of requested zoning district. Mr. Fales read a report from Livingston
<br />and Blayney on the matter, dated May 15, 1964, in which it was stated that a mobile
<br />home park would be an appropriate use on the rear portion of the subject property
<br />on Stanley Boulevard, known as "The Berry Farm", and appropriate zoning would be
<br />the C-T, Thoroughfare Commercial,Diatrict. The report also stated that, should the
<br />property be so zoned upon annexation to the City, it is recommended that the align-
<br />ment of the 120-foot parkway as it affects I:he property be resolved before issuing
