<br />L The Conditional Use Permit ie hereby granted subject to

<br />a. The location of the sign moat be chaxq~ed eo that it

<br />Bevilacqua property, and erected to the satisfaction
<br />of the City Engineer.
<br />b. The Conditional Use Permit is issued for a period of
<br />two years.
<br />c. The applicant moat remove said sign upon 30 days
<br />written notice from the City of Pleasanton.
<br />The next item on the agenda was the application of Frank Auf der Maur, Konrad
<br />Aickenbach, and Dr. Ralph Juhl, P.0. Box 548, Pleasanton, for a Zoning Permit with
<br />Site Plan, Architectural and Landscape Approval, in order to construct a medical
<br />center building on a parcel containing approximately one acre, ,ocated on the
<br />northeast corner of Santa Rita Road and Nevis Street. Mr. Falea gave the staff
<br />report, and stated that the requirements of Ordinance No. 309 are met with regard
<br />to the pexmi.tted use, height of buildings, lot coverage, setbacks and parking.
<br />However, the requirements of screening and landscaping for the parking area are
<br />not met. The staff recommended approval with five conditions, After considerable
<br />discussion by the Commdasion, upon motion of Commissioner Aatonini, seconded by
<br />Commissioner Johnston, the following resolution was adopted by unanimous vote of
<br />those Commieaioaera present:

<br />WHEREAS, the application of Frank Auf der Maur, Ronred Aickenbach, and
<br />Dr. Ralph Juhl, P, O. Box 548, Pleasanton, for a Zoning Permit
<br />with Site Plan, Architectural and Landscape Approval, in order to
<br />construct a medical center building on a parcel containing approximately
<br />one acre, located on the northeast coiner of Santa Rita Road and Nevis
<br />Street, has come before this Commission;
<br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
<br />1. The above-named Zoning permit with Site Plan, Architectural
<br />and Landscape Approval is hereby granted subject to the fol-
<br />lowing conditions:
<br />a. The developer shall negotiate with the Pleasanton Joint
<br />School District for dedication to the City of existing
<br />easements and conduits on the subject property. Should
<br />the developer fail in this, written permission to connect
<br />to water end sewer lines shall be obtained from the School
<br />District before a building permit may be issued,
<br />b, Driveway approaches shall be constructed to City standards,
<br />This includes breaking out curb, gutter and sidewalk and
<br />replacing with standard driveway approaches. An encroach-
<br />ment permit is required,
<br />c. Parkirv areas and access shall be paved to City standards
<br />(minimum 1~" aaphnltic concrete and 5" aggregate base),
<br />d. Construction of a solid board fence or masonry wall 4 ft.
<br />to 6 ft, in height aloaig the property Line adjacent to
<br />the Aliaal School is re;ufred,
<br />e. Each building shall be metered separately for public
<br />utility services.
<br />Vice-Chairman Lozano proceeded to the application of Chris Beratlis, 550 Main
<br />Street, for a Zoning Permit in order to erect a temporary tract sign on the
<br />northwest corner of First and Ray Streets, in a C-G District. Mr. Falea stated,
<br />in the staff report, that the proposed sign fits the intent of the Zoning Ordin-
<br />ance and meets the requirements with the possible exception of the setback.
