Mrs. Elizabeth Hall, who <br />resides directly in front of the proposed property, at 3950 Vineyard Avenue, spoke <br />in favor of the proposal, stating that any type of residential development tauld <br />be an improvP$ent, and the subject property is not suitable for a single-family <br />dwelling, There being no further comments from the audience, it was moved by <br />Commissioner Antonini, seconded by Commissioner Lozano, and carried, that the <br />public hearing be closed. Mr. Fales, is giving the staff report, explained that <br />R-2 is not apartment house zoning, and also that access to public facilities, <br />including streets, cannot be denied to any property owner or owners. If R-2 <br />zoning were granted, two duplexes totalling four dwelling units could preatmiably <br />be built. A Variance for frontage width would be required, The subject lot ie <br />16,000 square feet, whereas lots on Christina Court are 6,000 and 6,500 square feet; <br />therefore, it seems unreasonable to demand that the subject lot should develop in <br />the same manner, There are 18 houses on Christina Court now; if this property <br />were rezoned to R-2 and two duplexes constructed, the net result would be 22 <br />dwelling units. The additional traffic can be handled by this street, and off- <br />street parking requirements for duplex dwellings are two for each unit. The <br />reservoir is an attractive nuisance, and a problem to the City. The staff <br />recommends the property be rezoned from R-1 to R-2. Beratlis, 550 Main Street, Pleasanton, for an <br />amendment to Ord. No. 309 rezoning the property located at <br />366 Christina Court from the R-1 to the R-2 District, has come before this <br />Commission; <br />NOW, THEREFORE, BH IT RESOLVED, that the above-named application for <br />rezoning be denied. <br />Chairman Landon opened the public hearing on the application of John Takers, <br />Route 1, Box 442, Pleasanton, for an amendment to Ord. No, 309 rezoning a parcel of <br />property located at 219 Division Street, from the R-1 to the R-G District. Mr. <br />Takena was present in the audience, and Mr, Art Pritchard, repreaentiag Harmony <br />Homes, spoke on behalf of the applicant. Mr. Falea, in giving the staff report, <br />stated that because the subject area is now designated on the City's current <br />General Plan as part of the Central Business District, and because the thinking of <br />the Pleasanton Area General Plan Citizens Committee indicates this area as Central <br />Business District in the new General Plan, the staff recommends against this <br />application for rezoning to R-G. A memorandum from the City Manager to the <br />Planning Commission dated May 11, 1964, recommended rezoning of the general area <br />surrounded by Ray, First and Main Streets (within which the subject parcel lies) to <br />the C-C District. After discussion by the Commission, upon motion of Commissioner <br />Raga, eecoaded by Commissioner Antonini, the following resolution was adopted by <br />unanimous vote: <br />RESOLUTION N0. 321 <br />WHEREAS, the application of John Takers, Route 1, Hox 442, Pleasanton, for <br />an amendment to Ord.
