major problem is the huge walnut trees on the north side of Black Avenue. Some of
<br />these trees are 30 to 70 feet in height and would necessitate topping due to the
<br />fact that the poles are 45 feet in height. The trees on the south aide of Black
<br />Avenue are only about 30 feet in height. D & V Builders, Inc., also hope to
<br />encourage Pacific Telephone Company to place their line underground if the steel
<br />poles are put on the south aide. After discussion by the Commission, upon motion
<br />of Commissioner Rega, seconded by Commissioner Antonini, the following resolution
<br />was adopted by unanimous vote:

<br />WHEREAS, the request of D & V Builders, Inc., for amendment to Tentative
<br />Subdivision Map, Tract No. 2591, Re: Placement of electric
<br />utilities
<br />NOW, THEREFORE, BE IT
<br />RESOLVED, that the above named request is hereby granted amending Resolution
<br />No. 310, to change placement of electric utilities from the north
<br />side of Black Avenue to the south side of Black Avenue.
<br />The next item on the agenda was the request of D & V Builders, Inc., for amendment
<br />to Tentative Subdivision Map, Tract No. 2591, Re: Street Pattern. Mr. Campbell,
<br />in giving the staff report, stated that calculations indicate that the downstream
<br />storm drain lines have sufficient capacity to drain this area. He further stated
<br />that consideration should be given to changing Gatetree South to Gatetree Way.
<br />The staff recommended this revision be approved and a revised tranaparancy of the
<br />Tentative Map be filed with the City. All Conditions of Approval of Tentative
<br />Map, Tract 2591, previously approved shall remain in effect, unless modified by
<br />the Planning Cosaaission. Mr. Dudley Frost stated that he felt this amendment
<br />provided a much better alignment for pedestrian ways. Lot sizes will remain the
<br />same. After discussion by the Commission, upon motion of Commissioner Lozano,
<br />seconded by Commissioner Johnston, the following resolution wss adopted by
<br />unanimous vote:

<br />as stated in the staff report.
<br />During the discussion on D & V Builders, Inc., request for amendment to Tentative
<br />Subdivision Map, Tract No. 2591, Re: Street Patterns, Commissioner Johnston
<br />commented that Black Avenue is not being maintained by the developer as is
<br />required by our ordinance. He further stated that if the City is expected to
<br />give favors, the developer should reciprocate. Mr. Campbell commented on the
<br />point that the sub-contractors had been instructed to keep the dust problem under
<br />control and not to open any street during the time of the Fair. Mr. Dudley Frost
<br />agreed that any street should not be opened during the Fair and promised to
<br />bring these complaints to the attention of persons concerned in his office.
<br />The next item on the agenda was the application of Pleasanton Investors, 582
<br />Market Street, San Francisco, which was deferred to a Special Meeting to be held
<br />on July 15, 1964.
<br />The next item on the agenda was the consideration of Residential Subcommittee
<br />Report, Pleasanton Area General Plan Citizens Committee. Mr. Campbell read the
<br />report to the Commission, after which a lengthy discussion ensued regarding iot
<br />sizes, availability, and apartments or duplexes being used as buffers between
<br />commercial and residential areas. It was determined to study all the reports
<br />prior to the study session between the Planning Commission and City Council.
<br />Mr. Campbell read a communication from the League of California Cities announcing
<br />their 66th Annual Conference to be held in Los Angeles, October 11 - 14, 1964, and
<br />a trip to Mexico following the Conference.
