<br />The next item on the agenda was the application of D & V Builders, Inc., 6000
<br />Telegraph Avenue, Oakland, for an amendment to Ordinance No. 309 rezoning approxi-
<br />mately 115 acres located north of Black Avenue, south of Valley Avenue, and east
<br />o£ Nopyard Road, from the A District to the R-1 and RG-15 Districts. Mr. Fates
<br />revie*aed previous discussions and read from the Livingston and Blayney report dated
<br />July 17, 1964, the four points listed: (1) That the plan be revised eo that no more
<br />than 25 per cent of the total number of units within the portion of Annexation
<br />No. 31 owned or controlled by the applicant (not to exceed 1,014 units) are apart-
<br />ments, and that no more than one-half of these be at RG-15 density. (2) That the
<br />street pattern be revised to eliminate a four-way intersection of collector streets.
<br />(3) That the park site be revised to reduce street frontage and increase minimum
<br />depth. (4) That the Pleasanton Elementary School District confirm its approval of
<br />the location, size and shape of the school sites. Mr. Fates again outlined the
<br />suggestion fors passive park. Mr. Dudley Frost explained that the reason the swim
<br />club, as presently shown in a rectangular design rather than square, is to provide
<br />bettes utilization of land. It was decided that a 50-50 proportion between RG-15
<br />and P.G-25 zoning would be adequate, also to accept the questionable four-way
<br />intereeCtion. It was felt that the City would gain by having the park, and it was
<br />pointed out that traffic can be controlled thereby making the four-way intersection
<br />acceptable. It was further determined that the park would be maintained by the
<br />City; the swim club be placed in the new location; and that the location of element-
<br />ary and junior high school sites is approved. Chairman Landon then cloned the
<br />public hearing on this matter. After discussion by the Commission, upon motion of

<br />The next item on the agenda was the consideration of Tentative Subdivision Map,
<br />Tract No. 2680, Pleasanton Valley. In giving the staff report, Mr. Campbell stated
<br />the following conditions:
<br />1. Street Geometrica - (a) All streets intersecting Valley Avenue should have
<br />corner property line radii of 40 feet, (b) There shall be acceleration and
<br />deceleration lanes.
