<br />asked Mr. Beck what wan planned for the pre?+ea;. house on this parcel of land. Mr.
<br />Basic replied that the present house will be torn dawn; there is at present a house
<br />on each side of this property; and that other plena will be presented at a later
<br />date. The Commission then asked permission of the applicant to continue this ap-
<br />p3.icati.on until Site Plan and Arrinitectural Approval and Landscape plena were sub-
<br />mitted caith a Zoning Permit application. With the consent of the applicant, the
<br />application was continued to the meeting of September 9, 1964.
<br />The next item on the agenda was the application of Robert F. Goodbary, 4056 Nevis
<br />Street, for a Zoning Permit with Site Plan, Architectural and Landscape Approval
<br />in order to operate a veterinary clinic in an existing dwelling at 281 Spring Street
<br />in a C-C District. Mr. Fales, in giving the staff report, stated that the applica-
<br />tion gives the address for the rear residence but it seems apparent thst Dr. Good-
<br />bary intends to use the front building. The use for the other building has not
<br />been determined. Section 11.100, under permitted uses in a C-C District, states
<br />in part, "offices---performing services for residents of the surrounding come7unity".
<br />This appears, therefore, to be an allowed use in a C-C District if no other use
<br />of the building i.a proposed. Height, lot area and setbacks meet the requirements
<br />for the C-C District. Nine parking spaces are proposed which appears adequate, and
<br />spaces are shown to be paved. The lot has many fine trees and other landscaping.
<br />Staff reccm:nends approval with the following conditions: (1) Ali existing trees
<br />end as much other landscaping as possible shall be preserved. (2) Parking arose
<br />ah-sll be properly graded to drain and shall be paved to City standards. Provision
<br />shall be made to take the drainage water through the curbs in a manner satisfactory
<br />to ti:e City Engineer. (3) The existing driveway approach shall be replaced with
<br />a 20-foal wide entrance constructed to City standards. (4) Said clinic shall be
<br />for out-patient care only, and no overnight boarding of animals is allowed. In
<br />addition, tine applicant was reminded that this permit does not waive any of the
<br />rc;+airsments of any other City Ordinance or regulation. In this case, in particular
<br />the proposed change in use of the building changes the requirements of the Building
<br />Code, and the applicant is advised to consult with the City Building Inspector be-
<br />fore proceeding further. Dr. Goodbary wan present in the audience, and pointed out
<br />tinat he intends to use the front building for clinic and tear down the roar building
<br />He also intends to build a new building eometlme in the future. This will be an
<br />out-patient clinic only, After discussion by the Commission, upon motion of Com-
<br />mtasioner Lozano, seconded by Commieaioner Antonini, the following resolution was
