Duxing the discussion vi7ich ensued, the Commission
asked Mr. Beck what wan planned for the pre?+ea;. house on this parcel of land. Mr.
Basic replied that the present house will be torn dawn; there is at present a house
on each side of this property; and that other plena will be presented at a later
date. The Commission then asked permission of the applicant to continue this ap-
p3.icati.on until Site Plan and Arrinitectural Approval and Landscape plena were sub-
mitted caith a Zoning Permit application. With the consent of the applicant, the
application was continued to the meeting of September 9, 1964.
The next item on the agenda was the application of Robert F. Goodbary, 4056 Nevis
Street, for a Zoning Permit with Site Plan, Architectural and Landscape Approval
in order to operate a veterinary clinic in an existing dwelling at 281 Spring Street
in a C-C District. Mr. Fales, in giving the staff report, stated that the applica-
tion gives the address for the rear residence but it seems apparent thst Dr. Good-
bary intends to use the front building. The use for the other building has not
been determined. Section 11.100, under permitted uses in a C-C District, states
in part, "offices---performing services for residents of the surrounding come7unity".
This appears, therefore, to be an allowed use in a C-C District if no other use
of the building i.a proposed. Height, lot area and setbacks meet the requirements
for the C-C District. Nine parking spaces are proposed which appears adequate, and
spaces are shown to be paved. The lot has many fine trees and other landscaping.
Staff reccm:nends approval with the following conditions: (1) Ali existing trees
end as much other landscaping as possible shall be preserved. (2) Parking arose
ah-sll be properly graded to drain and shall be paved to City standards. Provision
shall be made to take the drainage water through the curbs in a manner satisfactory
to ti:e City Engineer. (3) The existing driveway approach shall be replaced with
a 20-foal wide entrance constructed to City standards. (4) Said clinic shall be
for out-patient care only, and no overnight boarding of animals is allowed. In
addition, tine applicant was reminded that this permit does not waive any of the
rc;+airsments of any other City Ordinance or regulation. In this case, in particular
the proposed change in use of the building changes the requirements of the Building
Code, and the applicant is advised to consult with the City Building Inspector be-
fore proceeding further. Dr. Goodbary wan present in the audience, and pointed out
tinat he intends to use the front building for clinic and tear down the roar building
He also intends to build a new building eometlme in the future. This will be an
out-patient clinic only, After discussion by the Commission, upon motion of Com-
mtasioner Lozano, seconded by Commieaioner Antonini, the following resolution was
adapted by the following vote: ~~,,E~~S~~~~~,,Commi~sioners Antonini, Lozano and Chairm9n
Landon; NOES: None; ABSTAINED ~'"~6Y~isaioner,,Tohnston.
vvnwaaco+,..+, G~t''a~~,,
RESOLUTION N0. 334
hHEREAS, the application of Robert F.
