(2) Additions be redeaignr_d or relocated in <br />order to allow the required rer yard. If this cannot he done, a Variance for <br />reduced rear yard will also be required. (3) Installation of curb, gutter, side- <br />walk, driveway, tie-in paving and street trees to City standards across the full <br />frontage. There being no comments from the audience, it c~as move3 by Commissioner <br />Lozano, seconded by Commissioner Antonini, end carried, that the public hearing be <br />closed, Mr. Marment was present in the audience and indicated that he would re- <br />design the parking area. After considerable discussion by the Commission, upon <br />motion of Commissioner Lozano, seconded by Commissioner Antonini, the following <br />resolution was adopted by unanimous vote of those Commissioners present: <br />RESOLUTION N0. 348 <br />WHEREAS, the application of George Marment, 403 Oak Lane, Pleasanton, <br />for a Conditional Uee Permit under Section 11.306, Ord. No. <br />309, in order to add two unite to an existing multiple dwelling located <br />at 187 and 195 Bernal Avenue, in a C-C District, has come before this <br />Commission; <br />NOW, THEREFORE, BE IT RESOLVED, that the above-named application for a <br />Conditional Uae Permit ie hereby denied based upon the fact <br />that the subject proposal ie not in conformance with the General Plan. <br />Chairman Landon then opened the public hearing on the application of the United <br />£resbyterian Community Church for a Conditional Uae Permit in order to construct <br />a church office building and classrooms on property located on Mirador Drive (Lot 35; <br />Tract No. 2518, Vintage Hills Unit No. 2), in an R-1 District. Mr. Falea, in giving <br />the staff report, stated that the subject proposed use is a permitted use in an <br />R-1 District. The staff had reservations with regard to storm drainage and traffic <br />on tae col-de-sac. The staff recommends granting the subject Conditional Uae Permit <br />with four conditions as outlined. There being no comment from the audience, it was <br />moved by Commissioner Lozano, seconded by Coamiasionet Antonini, and carried, that <br />the public hearing be closed. Mr. William Glass, representing Morgan D. Howell, <br />Architect, and Mr. G.L. Helgesen, representing the Presbyterian Church, were present <br />in the audience. Mr. Glaea and Mr. Campbell discussed grading and underground <br />drainage, and. Mr. Glass agreed to submit a master plan of drainage. After discue- <br />aion by the Commission, upon motion of Commissioner Antonini, seconded by Commis- <br />sioner Lozano, the following resolution was adopted by unanimous vote of those <br />Commi.asionera present: <br />RESOLUTION N0. 349 <br />W1U:REAS, the application of the United Presbyterian Church for a Conditional <br />Use Permit in order to construct a church office building and <br />classrooms on property located on Mirador Drive (Lot 35, Tract No. 2518, <br />Virstage Hills Unit No. 2), in an R-1 District, has come before this Com- <br />mission; <br />NOW, ilU3ItEFORE, BE IT <br />RESOLVED, that the above-named Conditional Uae Permit is herby approved <br />subject to the following conditions: <br />L. A detailed grading and drainage plan fcr ?he subjPCt <br />property must be submitted and appeovr.d. by the City <br />Engineer prior to the issuance of a building g~rmit. <br />2. Parking areas and access drives which are to become a part of <br />the ultimate development shall be surfaced at a later date <br />with a n,iiirwm of 1~" of asphalt-concrete and 5" aggregate <br />base. <br />3.
