T _ <br />Therefore, there was hesitation in approving the subject application due to lack of <br />knowledge at this time as to whether the City will need more right-of-way in the <br />future. Mr. Winters, Engineer for Standard 011, was present in the audience and <br />stated that Standard Oil is willing to cooperate with the City in obtaining archi- <br />tectural design, etc., as desired to maintain an early California style. Mr. Winters <br />briefly described the new station as follows: use3 brick or slump stone wall, trusseo <br />roof with plaster ceiling on the outside, inside will be sheet rock, the beams in <br />the pumping islands will be steel beams boxed in by redwood, designed to give an <br />overall wood effect. Yt was suggested that Livingston and Blayney be requested to <br />report their views on this service station relative to the Central Business District. <br />It was further determined to solve the street widening problem before issuance of <br />a Zoning Permit. Mr. Campbell suggested that a 5-ft. slump stone retaining wall <br />rather than a cpncrete wall be erected to enhance the landscaping scheme. Mr. <br />Winters also pointed aut the need for open space behind the station to allow Large <br />tank trucks to pass through. If the building is to be moved back to the property <br />line to allow for street widening, there would be an inconvenience for the trucks, <br />but Standard Oil will move the building back, if so requested. After further dis- <br />cussion, it was agreed by both the Commission and the applicant to continue this <br />matter to the meeting of January 13. Mr. Winters was granted the privilege of sub- <br />mitting a new drawing which will include the sign involved. <br />The next item on the agenda was the Tentative Subdivision Map; Tract No. 2659, <br />Rosepointe (Martin). In giving the staff report, Mr. Fales stated that comments fror <br />all City departments and interested outside agencies have been solicited and in- <br />corporated in this report where applicable. The staff recommended approval of <br />Tentative Map, Tract No. 2659, subject to conditions as outlined. Mr. Campbell <br />stated that possibly valley gutters could be eliminated and the storm drain extended <br />Mr. Ted Fairfield spoke in defense of the valley gutters. He ataeed that people <br />would be entering and leaving the cul-de-sac at a slow rate of speed and, therefore, <br />the valley gutter would not be hazardous. Also, the storm drain cuould cost ap- <br />pxoximately $2,000 ae compared to approximately $300 for the valley gutter. Mr. <br />Martin case present in the audience and stated that he felt the valley gutter would <br />tend to slow traffic entering and leaving the cul-de-sac. Discussion ensued con- <br />cerning the old and the new types of valley gutters. The applicant was not in <br />wholehearted agreement on the matter of water supply and distribution system. Mr. <br />Martin does not wish to extend the water main due to the additional coats involved. <br />The Commission pointed out that the applicant would be reimbursed through a Mutual <br />Benefit District. Mr. Falea raised the question as to suggested adjacent street <br />systems. Mr. Fairfield agreed to submit an exhibit showing this system. The Com- <br />mission then engaged in further discussion, after which Mr, Falea, stepping out of <br />the role of Secretary and speaking as City Manager, stated that perhaps at times one <br />must consider the total development scheme, quality of homes, quality of lands, <br />urban aesthetics and potential annexations and developmenta,and sacrifice some of <br />the more intangible and negligible items. After discussion by the Commission, upon <br />motion of Chairman Landon, seconded by Commissioner Antonini, the following resolu- <br />tion was adopted by unanimous vote: <br />RESOLUTION N0. 371 <br />RESOLVED: <br />The Tentative Subdivision Map for Tract No. 2659, Rosepointe (Martin) <br />having come before this Commission as provided by Ordinance No. 358, is <br />hereby approved, with the following conditions and modifications; except <br />in the case of the valley gutter, which will be allowed with minimum <br />width of 6 feet, depth of 2 inches: <br />1. Street Geo:~etrics <br />a. The street intersecting Sunol Boulevard shall have 40 feet <br />property line radii. <br />b. Acceleration and deceleration lanes shall be provided on Sunol <br />Boulevard at th= intersection. <br />c. ^1he radius of the curve of Sunol Boulevard shall be 1000 feet <br />at the center line of Sunol Boulevard. <br />d. The approximate radius of each street curve shall be indicated <br />on the Tentative Map by the developer's engineer. <br />
