<br />WHEREAS, the application of J. Jack Bras, 4377 First Street, for a Zoning
<br />Permit with Site Plan, Architectural and Landscape Approval, in
<br />order to construct a veterinary clinic at 273 Spring Street, in a C-C
<br />District, has come before this Commission;
<br />NOW, THEREFORE, BE IT
<br />RESOLVED, that the above Zoning Permit be approved with the following
<br />conditions:
<br />1. The existing house be removed in one year. Uee of said
<br />house to be allowed on an interim basis subject to re-
<br />quiremente of City Engineer and Building Code.
<br />2. All existing trees and as much other landscaping ae
<br />possible shall be preeerved.
<br />3. Parking areas shall be properly graded to drain and
<br />shall be paved to City standards. Provision shall be
<br />made to take the drainage water through the curbs in a
<br />manner satisfactory to the City Engineer.
<br />4. The existing driveway approach shall be replaced with a
<br />20 ft, wide entrance constructed to City standards.
<br />5. The clinic shall be for out-patient care only, with no
<br />boarding of animals.
<br />The next item on the agenda was the request of Rainier Construction Company, 6000
<br />Telegraph Avenue, Oakland, for an extension of time to November 27, 1965, for
<br />Conditional Uee Permit No. 64-16, ieaued September 9, 1964, (warranty trailer,
<br />Black Avenue). Mr. False presented a letter from Ms. Daniel Clapp, dated Feb. 2,
<br />1965, which stated the desire of Rainier Construction to have both Conditional Uae
<br />Permit UP 64-10 and 64-16 for office and warranty trailers expire on the same date
<br />in the future to enable renewal of both Conditional Uee Permits at one time. Con-
<br />ditional Use Permit 64-10 was previously extended to expire November 27, 1965.
<br />Conditional Uae Permit 64-16 was approved on September 9, 1964, with the following
<br />conditions: (1) Said permit ie issued fora period not to exceed six months from
<br />the date of issuance; (2) Acceea to Black Avenue shall be controlled to the aetiefac-
<br />tion of the City Engineer, in order to seduce traffic hazards; (3) Acceae and parkicge
<br />areas shall be maintained in a manner that will prevent the excessive generation of
<br />duet. It was recommended that, if approved, conditions 2 and 3 above be attached
<br />to the extension. After discussion by the Commission, upon motion of Commissioner
<br />Antonini, seconded by Commissioner Lozano, the following resolution was adopted by
<br />unanimous vote of those Commieaionera present:

<br />NOW, THEREFORE, RE YT
<br />ABSOLVED, that the above Conditional Uae Permit be extended to November 27,
<br />1965, subject to conditions from former permit, namely:
<br />1. Access to Back Avenue shall be controlled to the
<br />satisfaction of the City Engineer, in order to reduce
<br />traffic hazards.
<br />2. Access and parking areas shall be maintained in a manner
<br />t:~at will prevent the excessive generation of duet.
<br />The next item on the agenda was the request of D ~ V Builders, 6000 Telegraph Avenue,
<br />Oakland, for a one-year time extension from February 20, 1965, for Tentative Sub-
<br />division Map, Tract No. 259E and an amendvant of said map increasing the size of
<br />the public park from 1,6 to 2.0 scree. Mr. Falea read two communications from Mr.
