The paved areas shall be constructed at least to the <br />City's minimum standards for parsing areas. <br />4. A detailed landscaping plan be submitted to and approved <br />by the City Engineer prior to issuance of a building <br />permit. <br />5. A detailed site drainage plan be submitted to and approved <br />by the City Engineer prior to issuance of a building permit. <br />The next item on the agenda was the application of William Marsh, Castlewood Coun- <br />try Club, for a Zoning Permit with Site Plan, Architectural and Landscape Approval, <br />in order to add eight multiple dwelling unite to an existing eight unite located <br />at 4141 Vineyard Avenue, in an RG-15 District. Mr. Falea presented the staff re- <br />port stating that this is the second stage in this development. The building <br />probably could be aewered to the street by gravity, but the applicant intends to <br />sewer it to the rear to the new Del Valle Interceptor Sewer. Staff recommended <br />approval with stated conditions. Mr. Charles Dennis, Architect for William Marsh, <br />concurred with the conditions. After discussion by the Commission, upon motion <br />of Commissioner Lozano, seconded by Commissioner Antonini, the following resolution <br />was adopted by unanimous vote of those Commissioners present: <br />RESOLUTION N0. 383 <br />WHEREAS, the application of William Marsh, Castlewood Country Club, for <br />a Zoning Permit with Site Plan, Architectural and Landscape <br />Approval, in order to add eight multiple dwelling unite to an existing <br />eight unite located at 4141 Vineyard Avenue, in an RG-15 District, has <br />come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the above Zoning Permit be approved with the following <br />conditions: <br />1. Architecture shall match existing units. <br />2. A grading and drainage plan shall be submitted for <br />approval of the City Engineer prior to issuance of a <br />building permit. <br />3. Parking areas and access shall be paved to City standards. <br />4. Driveway shall be reduced to 10 ft. with additional <br />landscaped area as shown in red on site plan. <br />5. Sanitary sewer and water moat be approved by City <br />Engineer prior to issuance of building permit. <br />The next item on the agenda was the application of J. Jack Bras, 4377 First Street, <br />for a Zoning Permit with Site Plan, Architectural and Landscape Approval, in order. <br />to construct a veterinary clinic at 273 Spring Street, in a C-C District. Applies- <br />tion was previously made on August 10, 1964, aad heard by the Commission on <br />August 26, 1964, fora Zoning Permit (Z64-23) to use the existing dwelling ae a <br />veterinary clinic. At that time there were two old buildings on the property, one <br />of which has since been removed. Due to excessive costs to bring the remaining <br />building up to standard according to the Building Code, applicant has proceeded <br />with plans for the ultimate building. Staff indicated that if plane were under <br />way for a new building, they would be as reasonable as possible, consistent with <br />safety, in allowing an interim use of the old building. Dr. Goodbary was in the <br />audience and indicated that he did not intend to use the old building at all. It <br />was previously reported that height, lot area, s.:cSack and parking requirements <br />meet the Ordinance requirements. The lot is land_caped and has many fine trees. <br />These trees will remain. The staff recommended approval with conditions. After <br />discussion by the Commission, open motion of Commissioner Rega, seconded by Com- <br />misaioner Antonini, the following resolution was adopted by unanimous vote of those <br />Commissioners present: <br />
