3. Certain existing dwellings indicated on the approved plan <br />in the office of the City Engineer shall be completly re- <br />moved within a period of two years, or by July 28, 1967. <br />4. An agreement between the City of Pleasanton and the present <br />owner guaranteeing the three conditions listed above, shall <br />be executed in a form ae prepared by the City Attorney, <br />prior to the issuance of any building permits for the sub- <br />ject property. <br />5. The Conditional Use Permit ie granted fora period of five <br />years from the date of issuance. <br />The Variance was discussed at the same time ae the Conditional Uee Permit. <br />Commissioner Antonini moved that the public hearing be closed. Commissioner <br />Johnston seconded, and the motion carried unanimously. Upon motion by Commie- <br />aioner Antonini, seconded by Commissioner Johnston, the following resolution <br />was adopted by unanimous vote of those Commissioners present: <br />RESOLUTION N0. 442 <br />RESOLVED: <br />The City Planning Commission, after the required public <br />hearing, hereby recommends that the application of Ted <br />Ruhlkin, 20928 Redwood Road, Castro Valley, for a Variance <br />from Section 17.404, Ord. No. 309, in order to expand an <br />existing mobile home park with a reduced site area, reduced <br />recreational Brea, reduced rear-yard setback and increased <br />unit density, located at 777, 779 and 785 Roee Ave., in an <br />RG-15 District, be granted. <br />Vice-Chairman Lozano opened the public hearing on the adoption of the Central <br />District and Civic Center Development Plane ae a Portion of the Pleasanton Area <br />General Flan. Mr. Campbell stated that no official action had been taken on this, <br />and that adoption was in order. Commissioner Antonini moved that the public <br />hearing be closed, seconded by Commissioner Johnston, and carried. After brief <br />discussion concerning street patterns in the area of civic center site, proposed <br />official buildings, specific parking area, etc., Mr. Campbell explained that <br />this Plan will be used primarily ae a guide. Upon motion by Commissioner <br />Antonini, seconded by Commissioner Rega, the following resolution was adopted <br />by unanimous vote of those Commissioners present: <br />RESOLUTION N0. 443 <br />RESOLVED: <br />The City Planning Commission, after the required public <br />heariag, hereby recommends the adoption of the Central <br />District and Civic Center Development Plane as a Portion <br />of the Pleasanton Area General Plan. <br />Vice-Chairman Lozano opened public hearing on the application of Humble Oil Co., <br />1330 Broadway, Oakland, for a Conditional Uae Permit in order to construct an <br />automobile service station at 349 Main St., in a C-C District. Also heard at <br />the same time was the application for a Zoning Permit with Site Plan, Archi- <br />tectural and Landscape Approval. Mr. Campbell stated that the staff had re- <br />ceived in connection with both the Conditional Use Permit and the Amended <br />Zoning Fermat what appeared to be completed plane for this gee station. The <br />site plan, the building plan, and the specifications were reviewed with parti- <br />cular regard to their relationship to the perspective. They noted the require- <br />ments for street widening and improvements that were conditions of a Minor <br />Subdivision approval. Some suggestions were made ae to landscaping and grading. <br />Humble was agreeable to suggested changes. These changes were noted on the <br />drawings in red pencil and signed by the applicant. It was moved by Commissioner <br />Antonini, seconded by Commissioner Johnston, end carried, that the public hear- <br />ing be closed. After consideration by the Commission, upon motion of Commis- <br />sioner Rega, seconded by Commissioner Antonini, the following resolutions were <br />adopted by unanimous vote of those Commissioners present: <br />
