<br />The regularly scheduled meeting of the Manning Commission was called to order
<br />at 8:00 P.M., on Wednesday, July 28, 1965, by Vice-Chairman Lozano.
<br />ROLL CALL showed the following:

<br />for Chia meeting.
<br />On motion of Commissioner Johnston, seconded by Commissioner Rega, the ffinutee
<br />of the meeting of July 14, 1965, were approved es presented by unanimous vote
<br />of those present.
<br />Vice-Chairman Lozano opened the public hearings on the application of Ted Kuhlkin,
<br />20928 Redwood Road, Castro Valley, continued from June 9, June 23, and July 14,
<br />for a Conditional Uee Permit in order to operate an existing mobile home park a•
<br />a conforming use, located at 777, 779 and 785 Roee Ave., in an RG-15 District;
<br />end also fora Variance from Section 17.404, Ord. No. 309, in order to expand an
<br />existing mobile home park with a reduced site area, reduced recreational area,
<br />reduced rear-gard setback and increased unit density, located at 777, 779 and
<br />785 Roae Ave., in an RG-15 District, continued from June 9, June 23, and July
<br />14, 1965. Mr. Campbell stated that the staff hea been directed to prepare an
<br />agreement that could be entered into between the applicant and the City, that
<br />would require the installation of street improvements, underground wiring and
<br />the removal of certain dwellings within a two year period. The staff recommend.
<br />ed that a five year time limit be placed upon the Conditional Uee Permit at
<br />which time a further review could be undertaken in connection with any remain-
<br />ing buildings and any further up-grading of the lot that might be desirable.
<br />Mr. Kuhlkin was agreeable to all these comments. Mr. Struthers stated that an
<br />agreement of this kind should be signed and recorded for the City's protection.
<br />An agreement is being drafted at this time. There being no further discussion,
<br />it was awved by Commissioner Antonini, seconded by Commissioner Johnston, and
<br />carried, that the public hearing be closed. After consideration by the Comffie-
<br />aion, upon motion of Commissioner Antonini, seconded by Commissioner Johnston,
<br />[he following resolution was adopted by unanimous vote of those Commissioners
<br />present:

<br />RESOLVED:
<br />The City Planning Commission, after the required public
<br />hearing, hereby recommends that the application of Ted
<br />Kdhikin, 80928 Redwood<Road, Castro Valley, for a Condi-
<br />tional Uee Permit in order to operate an existing mobile
<br />home park ae a conforming use, located at 777, 779 and
<br />785 Roae Ave., in an AG-15 District, be approved subject
<br />to an Agreement with the City with the following conditions:
<br />1. Street improvements as required by the City Bngineer shall
<br />be installed within a period of two years, or by July 28,
<br />1967.
<br />All required electrical service and wiring shall be placed
<br />entirely underground within a period of two years, or by
<br />July 28, 1967.
