Landscape Approval, in order to remodel a structure located <br />at 706 Main St., in a C-C District, for use ea a business <br />office, ie hereby approved subject to the following condi- <br />tions: <br />1. No parking will be allayed adjacent to the building <br />from Main Street, and the existing Main St. driveway <br />shell be removed and replaced with standard curb, <br />gutter and sidewalk ae approved by the City Engineer. <br />2. The parking apace indicated to the rear of the First <br />National Sank building, with access from Spring <br />Street, .shall be used only for employee parking. <br />3. The subject building must be made to conform to all <br />other building codes, ordinance and regulations of <br />the City of Pleasanton. <br />The next item on the agenda was the application of A. J. Avilla, 991 Roee Ave., for <br />a Zoning Pezmit with Site Plan, Architectural and Landscape Approval, in order to <br />construct a four-unit multiple dwelling upon a vacant parcel ia~diately adjacent <br />to 919 Roee Ave., in an RG-15 District. Mr. Campbell presented the staff report, <br />stating that on July 14, 1965, the Commission heard an application for a Variance <br />and Zoning Permit for the construction of a duplex on this property. At that time <br />the applications precipitated discussions of minor subdivisions and the creation of <br />illegal lots and were withdrawn upon the owner's request, after being continued <br />twice. The owner has since retained a different builder and has submitted a new <br />application for a zoning permit. The Commission reviewed the plans, end there was <br />discussion on drainage and landscaping. Upon motion of Commissioner Antonini, <br />seconded by Commissioner Johnston, the following resolution was adopted by unanimous <br />vote: <br />RESOLUTION N0, 471 <br />RESOLVED: <br />The application of A. J. Avilla, 991 Roae Ave., for a Zoning <br />Permit with Site Plan, Architectural and Landscape Approval, <br />in order to construct a four-unit multiple dwelling upon a <br />vacant parcel immediately adjacent to 919 Roee Ave., in an <br />RG-15 District, is hereby approved subject to the following <br />conditions: <br />1. Full street improvements, including curb, gutter, <br />sidewalk, tie-in paving and street trees must be <br />installed by the applicant to the satisfaction of <br />the City Engineer. <br />2. A detailed site drainage plan must be submitted to <br />and approved by the City Engineer prior to the <br />issuance of a building permit. <br />3. A detailed landscaping plan must be submitted to and <br />approved by the City Engineer prior to the issuance <br />of a building permit. <br />4. The save overhagg moat be reduced from the proposed <br />three feet to two and one-half feet. <br />In addition, full underground electrical and telephone <br />services are required for any new construction in an <br />RG District. It is also suggested that while the new <br />unite are being provided with underground electrical <br />service that underground service be extended to the <br />exiating units. <br />The next item on the agenda was the consideration of tentative subdivision ms.p, <br />Tract No. 2802 (Vintage Hills). Mr. Campbell presented the map for study by the <br />Coamieaion. This map ie a refile of the area covered by Tentative Map, Tract 2481 <br />that was not included when Tentative Map 2481 and its time extension expired June <br />12, 1965. <br />3. <br />
