After study and discussion of the staff report and recommendations, upon motion of <br />Chairman Landon, seconded by Comedesioner Johnston, the following resolution was <br />adopted by unanimous vote. <br />RESOLUTION N0. 472 <br />RESOLVED; <br />The City Planning Commission hereby recommends approval <br />of Tentative Subdiviaion Map, Tract No. 2802 (Vintage <br />Hilis) subject to rezoning, and subject to conditions <br />as outlined by the staff in their report. <br />Also in this connection, the City Planning Commission recommends to the City Council <br />that the fence be 6' high, instead of the 4' high ae suggested by the Council. <br />The next item on the agenda was the consideration of proposed amendment to the aub- <br />divislon ordinance re: public service and elope easements in hillside subdivisions. <br />Mr. Campbell presented the staff report. Upon motion of Chairman Landon, seconded <br />by Commlaeioner Antonini, the following resolution was adopted by unanimous vote. <br />RESOLUTION N0. 473 <br />RESOLVED: <br />The City Planning Commission hereby recommends to the City <br />Council that Section 7.15 of the Subdiviaion Ordinance re- <br />garding Public Service and Slope Easements in Hillside <br />Subdivisions be amended by adding Paragraph 8 ae follows: <br />"A public service easement greater than 8' in <br />width adjacent to the street msy be required by <br />the Planning Commission ae a condition of approval <br />of the Tentative Map in order to accomodate <br />landscaping, utilities or elope banks." <br />The next item on the agenda was a referral from the City Council concerning off- <br />atreet parking requirements of Ord. No. 309. Mr. Campbell presented the staff <br />report stating that the City Council was concerned as to whether our present re- <br />quirements for commercial uses are too h1gh. Mr. Campbell went on to say that <br />revision of the Ordinance has been planned and will probably begin this month and <br />should be completed next spring, and that the staff recommends no separate action <br />to revise the Ordinance at this time. There are still other ways to provide for <br />parking although certain requirements of the Ordinance should be changed. The City <br />can also grant Variances to reduce the required amount of parking if it seems <br />reasonable. It is the Planning Commission's decision that no action need be taken <br />at this time. <br />The following referrals were received from Alameda County: <br />Mre. Ernest R. Jones, V-3485, adjustment to permit a building site in an "A-2" <br />zone on a Lot which (1) has no frontage on approved street, (2) area reduced from <br />required 5 acres to 4 scree; and concurrent use permit C-1581, for a kennel for <br />14 dogs and 8 cats in an A-2 District, at 1725 Roee Ave. Annexation proceedings <br />are being initiated at this time for that area. It was the Commission's recommenda- <br />tion that this application be disapproved. <br />E. G. Kolb, V-3508, adjustment of 12'x32' advertising sign with 2'x32' rider, <br />Highway 50, West of Highway 21, Pleasanton Township, in an A-2 zone; and Donald H. <br />Stoneeon, V-3509, adjustment for a 10'x24' advertising with 2'x24' rider, in an <br />A-2 zone, south corner of Highway 50 and Highway 21, Pleasanton Township - The <br />Planning Commission recommended that these two applications be left Co the discre- <br />tion of the County Planing Commission, and therefore the City Planning Commission <br />would make no specific recommendation. <br />Schulte-Blackwell Development Co., V-3510, for a 10'x24' sign with 2'x24' rider, <br />Lot 2, Block 1, Tract 2724, northeast corner of Highway 21 and Highland Oaks Drive, <br />4. <br />
