<br />RESOLVED:
<br />The Clty Planning Commission recommends to the City Council
<br />that the area of Annexation No. 34, "Berry Farm" Annex, be
<br />zoned C-T, Commercial Thoroughfare District.
<br />Chairman Landon opened the public hearing on the application of the Planning Commie-
<br />eion for an amendment to Ord. No. 309 assigning zoning districts to the area of
<br />Annexation No. 40, "Kaiser Quarry Annex 'A "' Mr. Bill Downing, Raiser Sand and
<br />Gravel, asked that this item be put aver to November 10, 1965, due to a minor change
<br />to be discussed with the City Engineer. It was moved by Chairman Landon, seconded
<br />by Commissioner Rega, and carried, that this item be continued to the meeting of
<br />November L0, 1965.
<br />Chairman Landon opened the public hearing on the application of W. F. Webb, Route 1,
<br />Box 404, Pleasanton, for a Variance from Section 12.500, Ord. No. 309, in order to
<br />construct an office building on Lot 13, Stanley Blvd., in a C-T District. Mr. Falas
<br />presented plans to study, and gave the staff report. It was moved by Commissioner
<br />Raga, seconded by Commissioner Antonini, and cazriad, that the public hearing be
<br />closed. At this time the application for Zoning Permit with Site Plan, Aschitectural
<br />and Landscape Approval was also considered. Mr. False presented the staff report
<br />for the Zoning Permtt, ss-Ating that the staff recommended the applicant make an
<br />amendment to the erj.yinciE application. It was moved by Commissioner Rega that the
<br />public hearing be reopened and this item continued to the meeting of November 10th.
<br />This was seconded by Chairman Landon, and carried.
<br />The next item on the agenda was the application of Eesenar Investments of Auburn, 153
<br />Montgomery St.. San Francisco, for a Zoning Permit with Site flan, Architectural and
<br />Landscape Approval in order to construct a neighborhood shopping center upon an eight
<br />acre parcel located at the southwest corner of Santa Rita Road and Valley Avenue, in
<br />a C-N District. Repreaentativee of Easenat Investments and MacKay and Somps gave
<br />reports ae follows: Off-street improvements were discussed in accordance with
<br />conditions of minor subdivision. Landscaping; a large color picture was die played,
<br />shoFring location of large trees, the solid rear barrier, planting concept creating
<br />breaking up of parking spaces, and pedestrian amemities for the shoppers, a fountain
<br />and seat arbor. There wen discussion on trees obstructing via ion but this has been
<br />considered in the location and height of trees planted in the shopping area.
<br />Architectural Ylan; A picture was displayed. Large overhang eaves are designed for
<br />all weather shopping. The dealgn of one building needs a higher ceiling, but will
<br />still be kept low in line with all other buildings. There ie to be only one main
<br />sign (with the exception of the Safeway Store sign on the building itself) listing
<br />all shops and stores on one sign poet. The Site Plan was presented with no devia-
<br />tions. There are two conditions as follows: The service station must blend with
<br />the shopping area design, and street improvements suet meet with the approval of
<br />the City Engineer. Mr. Fales presented the staff report on the Zoning Permit.
<br />There was diecusalon on the areas of apace being moved around to fit circulation
<br />pattern better. On-site drainage ie to be underground and to the satisfaction of
<br />the City Engineer. Upon motion of Chairmen Landon, seconded by Commissioner Rega,
<br />the following resolution was adopted by unanimous vote.

<br />WHEREAS, the application of Eeaenar Investments of Auburn, 155 Montgomery St.,
<br />San Francisco, for a Zoning Permit with Sita Plan, Architectural
<br />and Landscape Approval in order to construct a neighborhood shopping center
<br />upon an eight-acre parcel located at the southwest corner of Santa Rita Road
<br />and Valley Avenue, in a C-N District, has come before this Commission:
<br />NOW, THEREFORE, BE IT
<br />RESOLVED, that the above-named Zoning lermit is hereby approved subject to
<br />conditions as outlined by the City Engineer.
<br />The next item on the agenda was the application of Edward Hardy, 739 Main St., for
<br />a Zoning Permit in order to erect an illuminated, non-flashing, business sign at
<br />the above location. Mr. Pales presented the staff report. Upon motion of Commie-
<br />eioner Rega, seconded by Commissioner Antonini, the following resolution was adopter:
