E. PHASE IH: CONSTRUCTION DOCUMENTS <br /> <br />1. Construction Document Development <br /> <br />Construction documents including plans and specifications will commence upon approval <br />of the final plan. Documents will be submitted for progress review and comment at 80% <br />completion. A final submittal at 100% completion will be made. During this period <br />regular status reports to the City project manager will be provided. <br /> <br />2. Cost Estimates <br /> <br />The cost estimate will be revised to include new information generated during this phase. <br /> <br />3. Meetings <br /> <br />Two meetings with City/Staff. <br /> <br />F. PHASE IV: CONSTRUCTION ADMINISTRATION <br /> <br />1. Bids <br /> <br />It is assumed that this project will be bid by General Contractors and that a Construction <br />Manager will not be involved. The Construction Documents will be prepared accordingly. <br /> <br />The consultant will assist the City in the construction contract and bidding process. <br /> <br />The consultant will provide the City with appropriate reproducible documents for bidding <br />and the design team will answer questions, provide clarifications, addenda and <br />documentation as necessary. No pre-bid meetings are included. <br /> <br />2. Construction Phase <br /> <br />The Consultant will: <br /> <br /> a. Attend one Pre-construciton meeting. <br /> <br /> b. Provide regular site visits to review the contractor's progress appropriate to <br /> the progress of the work. Approximately two visits per month. <br /> c. Be available to answer or resolve design-related questions which occur during <br /> construction- <br /> d. Assist the City in preparing change orders, payment requests and related <br /> construction phase documents. <br /> e. Review materials and shop drawings submitted by the contractor. <br /> f. Participate in the final walk-through and provide a punch list <br /> <br />3. Site Visits <br /> <br /> a.. A total of ten site visits by the Architect are included. Three site <br /> visits are included for each of the structural, mechanical and electrical <br /> engineers. Four visits are included for the Landscape Architect. <br /> <br /> <br />
