E. PHASE IH: CONSTRUCTION DOCUMENTS 1. Construction Document Development Construction documents including plans and specifications will commence upon approval of the final plan. Documents will be submitted for progress review and comment at 80% completion. A final submittal at 100% completion will be made. During this period regular status reports to the City project manager will be provided. 2. Cost Estimates The cost estimate will be revised to include new information generated during this phase. 3. Meetings Two meetings with City/Staff. F. PHASE IV: CONSTRUCTION ADMINISTRATION 1. Bids It is assumed that this project will be bid by General Contractors and that a Construction Manager will not be involved. The Construction Documents will be prepared accordingly. The consultant will assist the City in the construction contract and bidding process. The consultant will provide the City with appropriate reproducible documents for bidding and the design team will answer questions, provide clarifications, addenda and documentation as necessary. No pre-bid meetings are included. 2. Construction Phase The Consultant will: a. Attend one Pre-construciton meeting. b. Provide regular site visits to review the contractor's progress appropriate to the progress of the work. Approximately two visits per month. c. Be available to answer or resolve design-related questions which occur during construction- d. Assist the City in preparing change orders, payment requests and related construction phase documents. e. Review materials and shop drawings submitted by the contractor. f. Participate in the final walk-through and provide a punch list 3. Site Visits a.. A total of ten site visits by the Architect are included. Three site visits are included for each of the structural, mechanical and electrical engineers. Four visits are included for the Landscape Architect.
