PHASE H: SCHEMATIC DESIGN <br /> <br /> 1. Design <br /> <br />The Design Team will submit (3) alternative plan layouts for the building and site showing <br />functional and operational/layouts as well as discussions on cost implications. The plans <br />will be presented to the Park and Recreation Commission. Preliminary Landscape design <br />concepts will also be presented. One scheme shall be selected for refinement. The <br />schematic design shall consist of diagrammatic site and floor plan, initial building sections <br />and preliminary massing/elevation studies. This scheme shall be reviewed with the City at <br />a City staff meeting and refined as required to meet the goals of the City. <br /> <br />2. Cost Estimate <br /> <br />The preliminary cost estimate will be updated with information pertinent to the schematic <br />design. <br /> <br />3. Material Review <br /> <br /> Potential materials and finishes will be reviewed with the City. Comparitive costs will be <br /> discussed. Comments will be incorporated in the Design Development Phase. <br /> <br />4. Meetings <br /> <br />Three meetings are included during this phase. <br /> <br />D. PHASE HI: DESIGN DEVELOPMENT <br /> <br /> 1. Design <br /> <br />The consultant team will refine the selected schematic Design and incorporate data <br />related to materials and finishes, as well as structural, mechanical and electrical systems, <br />and landscape design and materials. The design schemes will address the exterior <br />elevations of the building. The consultant shall present the final design to the City for <br />final Design Review and final revisions. <br /> <br />This includes a colored prespective and plan. Presentations will be made to the Parks and <br />Recreation Commission and Planning Commission or Architectural Review Board. <br /> <br />2. Cost Estimates <br /> <br />The Schematic Design Cost Estimate will be updated with information generated during <br />design development. <br /> <br />3. Meetings <br /> <br />One meeting with the City and two formal presentations are included during this phase. <br /> <br />4. Exclusions <br /> <br />Models are not included. <br /> <br /> 2 <br /> <br /> <br />
