The next item on the agenda was the application of Firer Pleasanton Investors, 582
<br />Market Street, San Francisco, for a Zoning Permit with Site Plan, Landscape and
<br />Architectural Approval, in order to construct an automobile service station at the
<br />southeast quadrant of the U.S. 580 - Santa Rita Road interchange, in a C-T District.
<br />Mr. Falea presented the staff report which pointed out a lack of imagination per-
<br />taining to the landscaping. Hr. Oaken was present is the audience and concurred
<br />with the statement pertaining to landscaping as stated in the staff report. Mr.
<br />Oakes further stated that a landscape architect would be contacted to design s
<br />proper landscape plan. During further discussion relating to the site, Mr. Oakes
<br />introduced Mr. Zunick of Gulf Oil and the designer, Mr. Van Putten. Mr. Van Putten
<br />agreed that the changes suggested could be incorporated in this plan. At this
<br />point, the applicant was rmminded that elevations must be submitted before a
<br />building permit could be issued. The Commission further instructed the applicant
<br />to have these elevations presented at the next meeting. Upon motion of Co®ieaioner
<br />Garrigan, seconded by Commissioner Arnold, and carried, it was determined to con-
<br />tinue both the application for Zoning Permit with Site Plan, Landscape and
<br />Architectural Approval and the Zoning Permit for an advertising sign, to the
<br />meeting of January 25, 1967, with the consent of the applicant.
<br />The next item on the agenda was the application of Ad-Art, Inc., 1715 64th Street,
<br />F~eryville, for a Zoning Permit is order to install certain advertising signs in
<br />connection with a neighborhood shopping center at 1755 Santa Rita Road, in a C-N
<br />District. Mr. Falea presented the staff report which recommended approval of all
<br />of the signs, excluding the tower sign. Mr. Art Pappas, representing Ad-Art, Inc.,
<br />was present is the audience and concurred with the staff report. After further
<br />discussion, upon motion of Commissioner Arnold, seconded by Commissioner Plato, and
<br />carried, it was determined that the above named application be approved, excluding
<br />the tower sign.
<br />The next item on the agenda was the application of C. W. Blackburn, 34 Castledown
<br />Road, Castlewood Country Club, for a Zoning Permit with Site Plan, Landscape and
<br />Architectural Approval in order to construct a four-plex at 821 Palomino Drive,
<br />in an RG-25 District. Mr. Flee presented the staff report which recommended
<br />approval with stated conditions. Mr. Blackburn was present in the audience and
<br />entered into a discussion with the Commission relative to the plane submitted.
<br />After this discussion, upon motion of Commisaioaer Arnold, seconded by Commissioner
<br />Garrigan, and carried, it was determined to continue this matter to the meeting of
<br />January 25, 1967, at which time better drawings are to be submitted. This con-
<br />tinuance was made with the consent of the applicant.
<br />The next item on the agenda was the application of the Planning Commission for an
<br />amendment to Article 18-A, Ordinance No. 309, establishing special building set-
<br />back and future street width lines for Santa Rita Road. Mr. Fales asked the
<br />Commission for a postponement of this matter due to the absence of Mr. Campbell at
<br />this meeting. Upon motion of Commiaeioner Garrigan, seconded by Commissioner
<br />Plato, and carried, it was determined to continua this matter to the meeting of
<br />January 25, 1967.
<br />There were no coffiunications.
<br />The next item on the agenda was the request for time extension, Tract No. 2814,
<br />Highland Oaks. Mr. Falea presented the staff report which recommended that the
<br />Planning Commission recommend to the City Council that a one-year time extension
<br />be granted subject to the condition that full underground utilities be required
<br />rather than streamlined underground. Upon motion of Commissioner Arnold, seconded
<br />by Commissioner Garrigan, and carried, it was determined to recommend to the City
<br />Council as requested in the staff report.
<br />Referrals from Alameda County: Bruce Johnson, adjustment to divide one lot into
<br />two lots. The staff report stated that denial was recommended due to the fact that
<br />any subdivision would not have frontage on a public street. Upon motion of
<br />Commissioner Arnold, seconded by Commissioner Garrigan, and carried, it was deter-
<br />mined to recommend to the County Planning Commission that this application be
<br />denied; and the possibility of setting a policy whereby the County would deny all
<br />such future applications in this area.
<br />The next item on the agenda was the Referral from Alameda County Re: Approval of
<br />Site Plan, Landscape and Architecture Re: Shell Oil Company service station;
<br />northwest comer of Valley Avenue and Santa Rita Road. Mr. Falee reviewed previous
<br />actions and informed the Commission of the moat recent and pending actions thereby
<br />bringing the Commission up to date on this issue. Mr. Bob Johnston, representing
