Warren Annie. <br />The next item on the agenda was the application of Warren Annie, 163 Weat <br />Neal Street, for a Zoning Permit with Site Plan, Landscape and Architectural <br />approval 1n order to convert an existing reaideatial structure for use as <br />professional offices at 125 West Neal Street in a C-C District. Mr. Spink <br />presented the staff report which recommended approval with stated conditions. <br />Mr. Warren Annie was present in the audience and concurred with the staff <br />report. After further discussion, UPON MOTION CF CHAIRMAN ANTONINI, SECONIDED <br />BY COMMISSIONER ARNOLD, AND CARRIED, IT WAS DBTERMINED THAT TBE ABOVE APPLI- <br />CATION BE APPROVED SUBJBCT TO TH8 FOLLOWING CONDITIONS: <br />1. Sidewalk planter pockets be enlarged for existing <br />street trees. <br />2. Final design of driveway and curb cut shall conform <br />to City standards subject to approval of the City <br />Engineer. <br />3. Revision of parking area as shown on the approved <br />drawing. <br />Sd. 2-67-3. Pacific Telephone and Telegraph Compam~. <br />The next item on the age~a waa the application of the Pacific Telephone and <br />Telegraph Company, 111 N. Market Street, San Joee, for a Zoning Permit <br />with Site Plan, Landscape and Architectural Approval in order to construct <br />a communications equipment building at 120 Ray Street in a C-C District. <br />Mr. Spink presented the staff report which recommended approval with stated <br />conditions. Mr. John Darrow, representing Pacific Telephone, was present <br />in the audience and disagreed with same of the conditions stated. After <br />further discussion, UPON MOTION fRr CCd~SSIONER PLATO, SECONIDED BY COM- <br />MISSIONER ARNOLD, AND CARRIED, IT WAS DBTSRMINBD THAT THE ABOVE APPLICATION <br />BE APPROVED WITH THE FOLLOWING CONDITIONS: <br />1. That the driveway access from Spring Street be relocated <br />to allow retention of a 6-inch English Walnut in a planter <br />pocket in sidewalk. <br />2. That the fence be limited to a 6-foot high chain link <br />without barbed wire. <br />3. That the fence line along Spring Street be set back 5 <br />feet from the property line afCer street widening to <br />allow a landscaped area between the property line and <br />fence. <br />4. That additional concrete bumpers or other barricades be <br />provided to prevent parking of vehicles on the undeveloped <br />portion of the site. <br />5. That the five 5-gallon size olive trees be changed to <br />five 15-gallon or larger olive trees. <br />6. Widening of Spring Street right-of-way to 25 feet from <br />the existing centerline with 20 feet of paving, 5 feet <br />for curb, gutter and sidewalk, and a 5 foot building <br />setback.line shall be required. Precise design subject <br />to staff approval at time of building permit. <br />7. That additional trees be planted along railroad right-of- <br />way subject to the approval of the Planning Director. <br />8. Sign will require separate approval. <br />2-8-67 <br />
