NOW, THEREFORE, BE IT <br />RESOLVED: that the above-named application be granted <br />subject to the following conditions: <br />1. Dedicate street right-of-way and public <br />service easement for the extension of <br />of Eaet Angela Street. <br />2. Construct full street improvements for the <br />100 foot extension of Angela Street. These <br />improvements would include curb, gutter and <br />sidewalk on one aide, necessary paving, water <br />line extension, sewer line extension, under- <br />ground electric and telephone service, street <br />trees and other improvements as necessary. <br />Plans fox street improvements shall be prepared <br />by a registered civil engineer. <br />3. An additional means of access for emergency <br />vehicles shall be provided from Neal Street <br />prior to occupancy of the buildings. T4iis <br />shall include necessary easement from the <br />intervening property and an all-weather <br />surfaced road or driveway. <br />4. Prior to any further development of the pro- <br />perty beyond the first stage shown on the <br />plane, additional direct and adequate access <br />to a public street shall be provided. The <br />first stage of development shall be the <br />church for 800 maximum seating, the rectory <br />and related site development. <br />5. At such time as Pico Avenue is extended to <br />the church site, the Church shall provide <br />right-of-way and construct improvements <br />across their frontage on Pico Avenue as <br />required by the .Subdivision Ordinance. <br />6. Provision of fire protection shall be in <br />conformance with the requirements of the <br />Pleasanton Design Guide subject to approval <br />of the Fire Chief at the time of design <br />review. <br />7. That this Conditional Use Permit is granted <br />only for this Roman Catholic Church on this <br />site. <br />4d. RZ-67-1. Pleasanton Gardens. Inc. <br />Chairman Antonini proceeded to the application of Pleasanton Gardena, Inc., <br />P.0. Box 911, Pleasanton, for an amendment to the Zoning Map by redeaignating <br />property located at 251 Kottinger Avenue from R-1 to RG-15. This was not <br />a public hearing. Mr. Spink presented the staff report which asked the <br />Commission to determine whether or not this application was in conformance <br />with the General Plan. Dr. Long was present in the audience and suggested <br />an R-2 zoning and application for a Conditional Use Permit in an effort to <br />expedite this matter. Dr. Long also read a letter signed by people in <br />the general area involved who were polled ae to the feasibility of such a <br />use for this area. The City Attorney stated that the proposed use would <br />not fit the present R-2 Zone.
