In either case, <br />such minimum dimensions shall not extend over more than 50% of the lot <br />frontage (on any one frontage) and the remaining front yards shall meet <br />the minimum Ordinance requirements for minimum dimensions. <br />(c) Variable locations of rear yards are permitted provided that the minimum <br />area of rear yard (1300 sq. ft.) with a dimension of not less than 20 feet <br />is maintained. <br />(d) On corner lots, the interior aide yard and the rear yard may be interchanged <br />in location. <br />(e) The applicant to submit and the Planning Commission shall review and approve <br />detailed typicals showing actual models including room layouts, window and <br />door locations at the time of submittal of the first tentative map. <br />(7) Typical home character as shown by the photo designated as Exhibit "C" is <br />acceptable subject to detailed review of full plans and elevations of final <br />models. Such review to be completed in conjunction with approval of the first <br />tentative map. <br />(8) Gross floor area of the C-N zone shall be limited to 60,000 square feet sub- <br />ject to Ordinance requirements. <br />(9) Adequate provisions for a landscaped buffer of not less than LO feet shall <br />be provided between the C-N and backing R-1 developments. <br />(10) A service station proposed for the C-N shall be subject to a Uae Permit and <br />shall incorporate the following features: <br />(a) It shall either be designed backing to the thoroughfare or as an integral <br />part of the main building mass. <br />(b) Joint circulation shall be provided with the center. <br />(c) Site area not necessary for the operation of the station shall be land4c aped <br />rather than paved. <br />(d) The service station shall be preceded by or developed with the major tenants <br />building in the C-N zone. <br />(11) A total sign program for all uses on the C-N site shall be prepared. <br />(12) All provisions of Ordinance No. 309 not specifically varied by this approval <br />shall apply. <br />5z. Z-67-20. P.B.R. Comvanv. <br />The next item on the agenda was the application of P.B.R. Co., 4055 Hubbard St., <br />Oakland, for a Zoning Permit to replace existing free standing sign at a service <br />station located at 400 Main St. in a C-C District. Mr. Spink informed the Com- <br />mission that the applicant had withdrawn his application. No action was taken. <br />Sb. Z-67-21. M & J Dunham. <br />The next item on the agenda was the application of M & J Dunham, 122 West Neal, <br />for a Zoning Permit with site plan, landscape and architectural approval for the <br />construction of a banquet and com~ention room addition to an existing restaurant <br />located at the above address in a C-C district. Mr. Spink informed the Commission <br />that the applicant had requested a continuance of this item to the meeting of <br />May 24, 1967. The continuance was granted by the Commission. <br />5d. Z-67-27. J. Buchter. <br />The next item on the agenda was the application of J. Buchter, 3729 Mt. Diablo <br />Blvd., Lafayette, as agent for the Catholic Bishop of Oakland for a Zoning Permit <br />with site plans, landscape and architectural approval, in order to construct a <br />church and related facilities on property located at the east end of Angela St., <br />in an A District. Mr. Spink presented the staff report which recommended ap- <br />proval with stated conditions. Mr. Buchter was present in the audience and dis- <br />cussed the entire development aspects with the Commission. After further dis- <br />cussion, UPON MOTION OF CHAIRMAN ANTONINI, SECONDED BY COI~II`1ISSIONER GARRIGAN, <br />AND CARRIED, IT WAS DETERMINED THAT THE ABOVE APPLICATION BE APPROVED SUBJECT TO <br />THE FOLLOIdING CONDITIONS: <br />(1) Conformance with Exhibit A (applicant's plans). <br />(2) Additional fire protection shall be provided as follows: <br />5-17-67 <br />
