1. Record owner of the property to enter into an agreement with the City of. <br />Pleasanton to provide additional parking to serve the owner's land by <br />exercising discretion as follows: <br />a. Cooperate with the City and civic organizations in establishing parking <br />lots to serve the central business district. <br />b. Withhold any protest to assessment districts lnitiated by the City to <br />finance parking facilities for the Central Business District. <br />2. Existing building to comply with minimum requirements as established by the <br />Unsafe Building Ordinance prior to occupancy of the new addition. <br />3. Applicant to provide adequate access easement of not less than 6 feet in <br />width from the exits of this new addition to the public right-of-way. <br />Such easement shall be paved to provide safe and adequate egress and shall <br />conform to the requirements of the Building Code. <br />4. Approval of architectural design to be subject to modifications necessary <br />to comply with Building Code requirements. Such modifications to be <br />subject to approval of the Dlrector of Planning. <br />Sb. Z-67-28. 0. R. Wilson. <br />The next item on the agenda was the application of 0. R. Sdilson, 273 Spring <br />Street, for a Zoning Permit for a sign to be located at the above address in a <br />C-C District. Mr. Spink presented the staff report which recommended denial <br />of this application. After further discussion, UPON MOTION OF C~AIISSIONER PLATO, <br />SECONDED BY CO[~ASISSIONER GARRIGAN, AND CARRIED, IT WAS DETERMINED THAT THE ABOVE <br />MENTIONED APPLICATION BE DENIED. <br />Sc. Z-67-30. Carlo Falco. <br />The next item on the agenda was the application of Carlo Falco, 4874 Seneca Park <br />Drive, Fremont, for a Zoning Permit for a restaurant with beer to be located at <br />608 Main Street in a C-C District. Mr. Spink presented the staff report which <br />recommended approval with stated conditions. Mr. Falco was present in the <br />audience and concurred, in general, with the staff report. After further <br />discussion, UPON MOTION OF COMMISSIONER PLATO, SECONDED BY COMMISSIONER GARRIGAN, <br />P.ND CARRIED, IT WAS DETERMINED THAT THE ABOVE MENTIONED APPLICATION BE APPROVED <br />SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. Repair or replace deteriorated curb, gutter and/or sidewalk to the extent <br />as determined by the City Engineer and as necessary to provide a non- <br />hazardous and uniform surface and pattern of paving. <br />3. Building to be brought to Building Code requirements as established by the <br />Building Inspector prior to occupancy. Such work to be required to include <br />but not limited to the following: <br />a. Demolish second story rear section to joist line and apply new fire <br />retardant roof covering. <br />b. Install new electric wiring and alter plumbing system to comply with <br />applicable City Codes in second story front section. Repair walls and <br />ceilings in this area and apply new roof covering. <br />c. Install exterior exit stairway from rear of second story. <br />d. Alter and repair first story electric wiring to comply with City Code. <br />Remove temporary partition separating store area. Provide swing-out <br />exit doors at front and rear of store. <br />e. Stucco over all exterior rustic walls. <br />f. Repair and paint existing store front including replacement of cracked <br />or otherwise damaged architectural glass facing. <br />g. Install fire extinguishers as directed by Fire Chief. <br />4. Provide necessary easements subject to approval of the City Attorney, in <br />order to guarantee access for an off-street loading area via Parcel 15, Block <br />107, Assessors Map Book 94 (610 and 612 Main Street) such easements to <br />continue for the life of this use. <br />5. Fallen tree and other miscellaneous debris to be removed from the rear por- <br />tion of the property. <br />6. Applicant to submit a Zoning Permit request with necessary fees for Archi- <br />tectural Approval with a complete set of exterior elevations indicating <br />
