Existing curb, gutter and sidewalk to be replaced. Final design details <br />to be approved by the City Engineer in conjunction with approval of <br />improvement plans. <br />2. Plans be revised to provide a public rear entrance. <br />3. An encroachment permit shall be obtained for building projections into the <br />public right-of-way. <br />4. A magazine for a minimum of four vehicles shall be provided for the drive- <br />up window. <br />5. Sfgn location and design shall be obtained by separate approval. <br />6. All plant material shall be at least 5 gallon stock except Ivy which may <br />be in flats. <br />7. Street trees and on-site trees shall be the same variety. Box 548, <br />Pleasanton for final Planning Commission approval of Site Plan, Landscape and <br />Architectural proposals for a Planned Unit Development per conditions of PlanntnR <br />Commission approval of November 9, 1966, for property located at 2955 Vineyard <br />Avenue in an RG-25 zone. Mr. Spink presented the staff report which recon~n,c+~ded <br />approval with stated conditions. Mr. AufderMaur, Mr. R{,ekenbach, and their <br />architect, Frank Gonsalves, were present in the audience. Buildings 14 and 17 to be set back 5 feet from the property line or the <br />applicant to provide the City with evidence of light and air easements <br />for the length of the buildings and ten feet in width from the adjoining <br />property owners. Form to be satisfactory to the City Attorney. <br />2. Location and design of fencing, retaining walls and landscaping for Carport <br />~k13 to be by negotiation between the applicant, the owners of adjoining <br />properties and the Director of Planning. <br />3. Location of Carports ~8 and F9 subject to approval of the City Engineer <br />and Director of Planning, particularly of any retaining walls or fill into <br />the Arroyo Del Valle. <br />4. Exterior elevation of buildings 1 and 3 to be modified to incorporate <br />more extensive use of wood siding in lieu of stucco. Hlevations to be <br />approved by the Director of Planning in conjunction with issuance of build- <br />ing permits for Phase I. <br />5. Exterior elevation of buildings 5, 7 and 9 be modified to incorporate more <br />extensive use of wood siding in lieu of stucco. Elevation to be approved <br />by the Director of Planning in conjunction with issuance of building permits <br />for Phase II. <br />6. A community-type 6-foot redwood fence shall be provided on all property <br />lines except the line adjacent to the Arroyo del Valle and except across <br />and back 20 feet from the Vineyard Avenue frontage. <br />(a) A two-foot ornamental wall on the driveway entrance to be provided, <br />design subject to staff approval. <br />7. Parking spaces shall be provided on a 1~ to 1 basis for each phase of devel- <br />opment. <br />8.
