Page 7 <br />RESOLUTION N0._686 <br />WHEREAS, the request of D & V Builders, Inc., for a time <br />extension for Tentative Map, Tract 2860, has come <br />before this Co®isaion: <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the Planning Cosmission recommend to the City <br />Council that they grant a one-year time extension to <br />June 8, 1968, for Tentative Map Tract 2860 as revised <br />on May 24, 1967, subject to the 12 previous condi- <br />tions of approval se set forth in the City Engineer's <br />report to the Planning Commission dated May 11, 1966, <br />with a modified Condition 1 as established by the <br />Planning Commission minutes of May 24, 1967. <br />8e. ac 2948 D & V Build ra Inc. <br />14ie next item on the agenda was a request for tentative map approval for as <br />area of approximately five acres on both sides of Black Avenue and easterly of <br />Hopyard Road. Mr. Spink presented the staff report which recommended approval <br />with stated conditions, and noted that approval would be subject to the adoption <br />of the Ordinance rezoning the property discussed under Item 4(d) of Chia agenda. <br />Mr. Dudley Frost, representing D & V Builders, was present in the audience and <br />concurred with the staff report. After further discussion, upon motion of <br />Coc®issioner Carrigan, seconded by Commissioner Plato, the following resolution <br />was adopted by unanimous vote. <br />RESOLUTION N0. 687 <br />WHEREAS, the request of D ~ V Builders, Inc., for Tentative Map <br />approval for an area of approximately five acres on both <br />sides of Black Avenue and easterly of Hopyard Road, has <br />come before this Commission: <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the above named map be approved subject to the <br />following conditions: <br />1. That all in-tract easements be granted as public service <br />service easements with no reference to specific use. <br />2. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a <br />study of this matter by the Fire Chief. <br />3. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible cost to the City and in accordance with the <br />method, City owned or P.G.E. owned, that is commonly <br />is use by the City of Pleasanton at the time of <br />approval of the Final Map. <br />4. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted tzanafotmers and above-ground splic- <br />ing cabinets where necessary. <br />5. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long <br />range requirements for supplying water in this area. <br />6. That approval of the sanitary sewer system be withheld <br />until the developer has demonstrated to the satis- <br />faction of the City Engineer that the proposed system <br />is adequate for the service area and generally meets <br />the immediate and long range requirements of the <br />sanitary sewer system in this and all tributary areas. <br />7. That the Planning Commission allow a modification of <br />Article 7.04, Ordinance No. 358, by approving a cul-de- <br />sac over 300 feet in length with a 42 foot right-of-way. <br />9a. Referrals from Alameda County. <br />The next item on the agenda was a referral from Alameda County of Adjustment <br />V-4181, Paul W. 2eisae for property located at 1550 Roae Lane. Mr. Spink <br />presented the staff report which recommended approval subject to stated <br />G-28-67 <br />
