If, at some time in the future, the City Council detemines that the regional <br />shopping center, proposed fora 68-acre site zoned C-C and indicated as <br />such on the approved planned Unit Development map, is not to become a reality, <br />1 ':'then the Planning Commission, after written 90 day notice of intent to the <br />applicant, will initiate proceedings to rezone the aubjecC 68-acre parcel <br />from the C-C (Comounity Commercial) District to the A (Agricultural) District. <br />4. The minimum lot size shall be 6,200 square feet, and the average lot size <br />shall be 7,340 square feet. <br />5. Submission of final landscape plans for the cul-de-parka and back-up treat- <br />ment in conjunction with the filing of a final map and improvement plans <br />including a full irrigation system. <br />6. Cul-de-parks shall use low silhouette post top electroliers except where <br />there is a penetration into the park. In these locations, a street light <br />shall ba placed at the end of the cul-de-park with a double am to provide <br />some lighting of park areas. Subject to approval of the City Engineer for <br />light distribution. <br />7. Modification for the siting of models from the standards of the R-1 District <br />are approved as follows: <br />a. Building encroachments into required rear yards shall be permitted in <br />order to create a more varied living environment provided that the re- <br />maining rear yard open apace area shall in no case be less than 1,240 <br />square feet. Any aide yard that is contiguous to the rear yard and having <br />.'a'sitimum dimensioa of 15 feet may be included as part of the required <br />remaining open space area. In no case shall the building be closer than <br />15 feet to the rear property line. <br />b. Side yards for one story models and side yards adjacent to the lower part <br />of split Level 1~ story models, where the elevation has no opening <br />other than bathroom windows, may be reduced to a minims of 3 feet. <br />c. The following minimum distance between dwellings shall be maintained: <br />10 feet between one story buildings <br />LO feet between one story and lower part of 1~ story <br />12 feet between oue story and two story models <br />12 feet between one story and high part of 1~ story <br />14 feet between two 2-story models <br />14 feet between two story and the high aide of a split level l~ <br />story model. <br />d. 20X of the houses shall be so sited as to provide at least one side <br />yard with a dimension of noC leas than ten feet. <br />e. In essentially straight blocks (with groups of five or more houses <br />facing the same street), at least 20X of the dwellings shall be set <br />back or forward at least five feet, and these shall be distributed <br />throughout the Length. <br />Where set forward, a garage closer than 20 feet to the front property <br />line shall be turned 90X to the frontage to maintain an adequate driveway. <br />Where set back, the minimum rear yard specified by subsection (a) of <br />this condition shall be maintained. <br />f. In specific instances where the above requirements cannot be accommodated, <br />siting of specific models shall be evaluated and subject to approval by <br />the Director of Planning. <br />8. Models approved for the subdivision are 1712, 1719, 1720, 1721, 1722, 1723, <br />1724, and 1725. Additional models may be approved by the subcommittee. <br />9. Subject to conditions of approval of Tentative Map Tract 2938. <br />10. This approval shall expire in five years. <br />8C. Mr. Spank pre- <br />sented the staff report which recommended continuance of this item with the <br />permission of the applicant. Mr. Spank presented the staff report <br />which recommended a one-year time extension. After further discussion, upon <br />motion of Commissioner Carrigan, seconded by Chairman Antonini. the following <br />resolution was adopted by unanimous voto: <br />6-28-67 <br />
