Z-67-34 D & V Builders, Inc. <br />The next item on Che agenda was the application of D & V Builders, Inc., for <br />a Zoning Permit for a permanent tract entrance sign to be located in the North <br />quadrant of the intersection of Black Avenue and Hopyard Road in an A District. <br />Mr. Spink presented the staff report which recooIInended approval. Mr. Dudley <br />Frost was present and concurred with the staff report. The question of main- <br />tenance arose and Mr. Frost stated that D & V Builders would maintain the <br />area in question until either the Homeowner's Association or the City of Pleas- <br />anton could assume maintenance of the area. The Commission suggested that main- <br />tenance of areas, such as the one on Harvest and the proposed area on Black Ave., <br />be referred Co the City Council as a discussion item. After further discussion, <br />UPON MOTION OF CIX~ASISSIONER GARRIGAN, SECONDED BY COMMISSIONER PLATO, AND <br />CARRIED, IT WAS DETERMINED THAT THE ABOVE NAMED APPLICATION BE APPROVED IN <br />CONFORMANCE WITH EXHIBIT "A". <br />Sb. Z-67-35 Walter G. Lund. <br />The next item on the agenda was the application of Walter Lund, P. O. Box 157, <br />Pleasanton, for a Zoning Permit with Site Plan, Landscape and Architectural <br />Approval to construct a four-plex apartrsent at 749 Palomino Drive in an RG-25 <br />District. Mr. Spink presented the staff report which recommended approval subject <br />to stated conditions. After further discussion, UPON MOTION OF COMMISSIONER <br />PLATO, SECONDED BY COTAffSSIONER GARRIGAN, AND CARRIED, IT WAS DETERMINED THAT <br />THE ABOVE NAMED APPLICATION BE APPROVED SUBJECT TO EXHIBIT "A" AND THE FOLLOW- <br />ING CONDITIONS: <br />1. Application for a Variance. Approval is granted for the Variance subject <br />to application and payment of fees. <br />2. Applicant to enter into a joint access easement with the adjoining property <br />owner, with the City to receive an emergency access easement. Form subject <br />to approval of the City Attorney. <br />3. Landscaping to be provided for the planter strip subject to approval of <br />the Planning Director. <br />4. Community type fence to be provided in those locations shown on Exhibit "A". <br />5. Off-street parking and driveway shall be paved to meet City standards. <br />6. Amore detailed drainage plan shall be submitted to and approved by the City <br />Engineer prior Lo issuance of a Building Permit. <br />Sc. Mr. Spink Informed the Commiaelgn that the apps=_ had asked for <br />a continuance of this item until the next available agenda. Clausen re uesting <br />of the use of property in the I-P zone west of Sunol Boulevard and north of <br />Harper and Row for use as a retail nursery. Mr. Spink presented the staff report <br />which stated that a Long-tem nursery use in this location would be inappropriate. <br />Mr. Clouser was present in the audience and stated that he would be interested <br />only in a Long-term use. The Commission informed the applicant that a long- <br />term use is inappropriate and that a limited use might be permitted. <br />7c. Communications Ulisse Bevilacqua. <br />The next item on the agenda was a letter from Mr. Bevilacqua, which was presented <br />by Mr. Spink with the staff report.
