Z-67-24, Citv of Pleasanton. <br />The next item on the agenda was the application of the City of Pleasanton for a <br />Zoning Permit with Site Plan, Landscape and Architectural Approval for the first <br />phase of development for Kottinger Community Park, Mr. Spink presented the <br />staff report which recoc~mended approval. After further discussion, UPON MOTION <br />OF COMMISSIONER ARNOLD, SBCONDED BY COMMISSIONER PLATO, AND CARRIED, IT WAS <br />DETERMINED THAT THE ABOVE NAMED APPLICATION BE APPROVED IN CONFORMANCE WITH <br />E~FIIBIT "A", <br />Sb. Terry Hufft. <br />The next item on the agenda was the application of Terry Hufft, 49 Crest Avenue, <br />IJalnut Creek, for a Zoning Pewit with Site Plan, Landscape and Architectural <br />Approval to construct an office building at 825 and 835 Main Street in a C-C <br />District. Mr. Spink presented the staff report which recommended approval with <br />stated conditions. Mr. Osborne, representing Terry Hufft, was present in the <br />audience and spoke relative to the landscaping. After further discussion, UPON <br />MOTION OF COMMISSIONER ARNOLD, SECONDED BY CHAIRMAN ANTONINI, AND CARRIED, IT <br />Z,IAS DETERMINED THAT TFII: ABOVE NAMED APPLICATION BE APPROVED IN CONFORMANCR WITH <br />E?.HIBIT "A", AND SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. Repair or replace curb, gutter, and sidewalk to the extent determined by the <br />City Engineer and as necessary to provide a non-hazardous and uniform sur- <br />face and paving pattern. <br />2. Sign location and design shall be obtained by separate approval. <br />3. Ali plant material shall be at least 5 gallon stock except ground covers. <br />4. Two planter pockets for street trees shall be provided. Tree species to <br />be determined in conjunction with approval of street improvements. <br />5. Applicant to provide a four foot solid wood fence at rear property line. <br />Sc. Z-67-37, Z-67-38, Diamond Siena. <br />The next item on the agenda was the application of Diamond Signs, 225 Post Street, <br />San Jose, for two zoning permits for off-tract subdivision signs for the Vintage <br />Hills development to locate at the intersection of Bernal Avenue and Foothill <br />Road and at the intersection of Valley Avenue and Nopyard Road. Mr. Spink pre- <br />sented the staff report which recommended ccatinuation to allow applicant to <br />apply for a Variance for sign area. Applicant was advised that directional <br />signs would be all that would be allowed and that off-tract signs will not be <br />granted except on land that is to be developed. UPON MOTION OF COMMISSIONER <br />PLATO, SECONDED BY COMMISSIONER ARNOLD, AND CARRIED, IT WAS DETERMINED TO <br />CONTINUE THIS MATTER TO THE MEETING OF AUGUST 9, 1967. This item was continued <br />with the consent of the applicant. <br />Sd. 2-67-39. ZiRland, Inc. <br />The next item on the agenda was the application of Zigland, Inc., 16039 Fast <br />14th Street, San Leandro, for a Zoning Permit with Site Plan, Landscape and <br />Architectural Approval in order to construct a duplex at 4001 Pico Avenue in an <br />R-2 District. Mr. Spink presented the staff report which recommended approval <br />with a condition. The applicant was present in the audience and concurred with <br />the staff report.
