<br />Architectural Approval in order to construct a duplex at 1073 Kottinger Drive,
<br />in an R-2 District. Mr. Spink presented the staff report which recaraiended ap-
<br />proval with conditions. After further discussion, UPON MOTION OF C~`R`IISSIONER

<br />Mr. Spink presented the staff report which listed several conditions should the
<br />Comaission wish to endorse a service station at the proposed location. UPON

<br />WAS DETERMINED TO DIRECT THE PLANNING DIRECTOR TO INFORM THE ALAM®A COUNTY
<br />PLANNING COMMISSION THAT TBE SITE FOR THE SERVICE STATI~I IS SATISFACTORY, BUT
<br />THE DEVELOPMENT IS PREMATURE SINCE DBVELOPMENT CANNOT OCCUR FOR AT LEAST TWO
<br />YF,ARSj AND FURTHER DIRECTED THE PLANNING DIRECTOR TO INCLUDE TBE FOLDING
<br />CONDITIONS:
<br />1. Use Permit to expire one year after date of approval.
<br />2. Landscaping to be provided for 8 percent of the site area.
<br />3. All operations except the sale of gasoline and oil and the washing of cars
<br />shall be conducted with a building enclosed on at least three sides.
<br />Sales shall be limited to automotive fuel, lubricants, additives and
<br />accessories, tobacco, soft drinks, candy and gum.
<br />4. Ten parking spaces in addition to spaces occupied by cars being serviced
<br />shall be provided.
<br />5. Total sign shall not exceed 80 square feet. Not more than one sign, not
<br />exceeding 36 square feet, shall have direct or diffused illumination,
<br />or shall exceed 12 feet in height if free-standing and no sign shall exceed
<br />24 feet in height.
<br />6. Service station design, including Site Plan, Landscape and Architectural
<br />Approval and signs shall be referred to the City of Pleasanton for design
<br />review and approval.
<br />7. Lighting of the station and the site must be effected so as to eliminate
<br />a1.1 possible glare; all canopy lights and area lights shall have diffusers.
<br />8. The usual miscellaneous sign, bulletin boards, posters, flags, and pen-
<br />ants, etc. that appear at service stations shall be prohibited.
<br />9. Curb, gutter, and sidewalk shall be provided. Future access road shall
<br />have a 60 foot right-of-way; future Hopyard Road shall have 128 foot
<br />right-of-way.
