8a. Tentative Subdivision Man - Tract 2855. <br />The next item was the request of Costanao Wilson Development, for approval of an <br />area of approximately 41 acres adjacent to and westerly of Santa Rita Road and <br />westerly of Valley Avenue. Mr. Spink stated that the applicant requested by <br />letter that the application be continued to August 9, 1967. UPON MOTION OF <br />GHAIRMAN ANTONINI, SECONDED BY COMMISSIONER ARNOLD, AND CARRIED, IT WAS DETBRMINED <br />TO CONTINUE THIS ITEM TO THE MEETING OP AUGUST 9, 1967. <br />At 9:25 P.M., Chairman Antonini called for a five minute recess. Chairman <br />Antonini called the meeting back to order at 9:37 P.M. <br />OD rencacrve suvaivrsiDn Asp - VV1R PLL:Wlu yaauuYUa rata, a••..•, o _ - - <br />The next item on the agenda was the request of Volk McLain Communities, Ins., <br />and Beaco Inc., for Tentative Map approval for an area of approximately 248 acres <br />in the area between Interstate Route 680 and Hopyard Road and North of the <br />Arroyo Mocho Canal. Mr. Sp1ak presented the staff report which recommended <br />approval..with stated conditions. Mr. Sandow and Mr. Hoffman, both of San Ramon <br />Engineers, and Mr. Jack Brooks of Beaco, Inc., were present in the audience. <br />Mr. Brooks stated that he felt the financing should be left to the discretion of <br />the developer rather than F.H.A. or the City. There was considerable discussion <br />pertaining to nn alternate map proposal, and elimination of sidewalks in specifi- <br />cally designated cul-de-sacs, new treatment on dul-de-sac entrances and bulbs; <br />electrinal and telephone lines going underground versus streamlined system. The <br />water supply and sanitary sewer systems were also discussed concluding that the. <br />City Council should make any determination as to what agency will supply these <br />facilities. <br />Upon motion of Commissioner Plato, seconded by Commissioner Arnold, the follow- <br />ing resolution was adopted by unanimous vote. <br />_ RESOLUTION N0. 702 <br />WHEREAS the request of Volk McLain Communities, Inc., and Beaco <br />Inc., for Tentative Map Approval for an area of approxi- _ <br />mately 248 acres in the area between Interstate Route <br />680 and Hopyard Road and North of the Arroyo Mocho Canal, <br />has case before this Commission: <br />' NOW, TAEREFORE, BE IT <br />RESOLVED: that the above named request be approved as annotated <br />on map marked Exhihit "A" and subject to the following <br />conditions: - <br />_ 1. Conditions and exhibits of the approved PUD (2-67-23). <br />2. Requirements of Conditions 4, 5, 6, and 7 are to be submitted and approved by <br />-the Planning Commission prior to the filing of a final map. <br />'3._. Prior to the filing of a Final Map for Phase 2, of this approved Tentative, <br />_ the applicant shall submit an alternate map layout excluding the area within <br />1000 feet of the VCSD-pleat from residential lotting incorporating the fol- <br />lowin&'featurea: <br />a. Aback-up Lotting patters to the excluded area. <br />b. A.redesigs of the school site and the park site so that both <br />will be totally outside the excluded area. <br />- -=c: A relocation of the park site to the area generally bounded by the <br />present achool'site, "C" Avenue and "B" Street as relocated. <br />e. A Phase II 'design that will allow a test area and still allow the <br />future phases to follow either allow either alternate. <br />-•- 7: That_the developer provide all the street lighting facilities necessary to <br />adequately light the streets within and adjacent to this tract at the lowest " <br />_.possible coat to the City and in accordance with the method, City owned or <br />P.G.6E, owned,. that is commonly in use by the City of Pleasanton at the time <br />--of approval of the Final Map. <br />8r --That electric power distribution and communication service systems be placed <br />totally underground except for pad-mounted transforoa:rs and above-ground <br />-_. splicing cabinets where necessary. <br />....9. That sanitary sewer service be provided in this tract by the City of Pleasanton <br />,_.. - corder contract with Valley Community Services District and that all sewer <br />_ mains within this .tract except for 'trunk mains constructed by VCSD shall be <br />the-property of the. City of Pleasanton, subject to determination of the City- - <br />.. Council. <br />I0. That water service be provided in this tract through an extension of the <br />City's system in Hopyard Road, subject to determination of the City Council. <br />-..11, That approval of the sanitary sewer system be withheld until the developer <br />_ _5_ 7-26-67 ~. <br />
