<br />Chairman Antonini opened the public hearing on the application of Gunder Senum,
<br />4381 Mirador Drive, for a Variance from Sec. 8.500, Ordinance No. 309, to allow
<br />a reduction in the required front yard to be located at 735 Palomino Drive in an
<br />RIG-25 District. Mr. Spank presented the staff report which recommended approval.
<br />Upon motion of Chairman Antonini, seconded by Commissioner Arnold, and carried,
<br />the public hearing was closed. Upon motion of Ca®issioner Arnold, seconded
<br />by Chairman Antonini, the following resolution was adopted by unanimous vote:

<br />WHEREAS, the application of Gunder Senias, 4381 Mirador Drive,
<br />for a Variance from Sec. 8.500, Ordinance No. 309, to
<br />allow a reduction in the required front yard to be
<br />located at 735 Palomino Drive in an RG-25 District,
<br />has come before this Commission:
<br />NOW, THEREFORE, BE IT
<br />RESOLVED: that the above named application be approved in
<br />conformance with Exhibit "A".
<br />4j. Z-67-42, Gunder Senum.
<br />Next item was the application of Gunder Senum, 4381 Mirador Drive, for a Zoning
<br />Permit with Site Plan, Landscape and Architectural Approval for a four-plex Co
<br />be located at 735 Palomino Drive in an RG-25 District. Mr. Spank presented the
<br />staff report which recoomended approval with conditions. UPON MOTION OF COM-
<br />MISSIONER PLATO, SHCONDED BY CHAIRMAN ANTONINI, AND CARRIED, IT WAS DETERMINED
<br />THAT THE ABOVE APPLICATION BE APPROVED IN CONFORMANCE WITH EXHI$IT "A" AND SUBJECT
<br />TO THE FOLLOWING CONDITIONS:
<br />1. Approval of V-67-24,
<br />2. Applicant to enter into a joint access easement with the adjoining property
<br />owner, with the City to receive an emergency access easement. Form subject
<br />to approval of the City Attorney.
<br />3. Landscaping to be provided for the planter strip subject to approval of the
<br />Planning Director.
<br />4. Trees to be provided in rear yard. Number, species, and location subject to
<br />approval of the Planning Director.
<br />5. All plant material to be minimum 5 gallon stock, except ground covers which
<br />may be planted from flats.
<br />6. Prior to the issuance of a building permit, the applicant shall submit de-
<br />tailed drainage plan subject to the approval of the City Engineer.

<br />Chairman Antonini opened the public hearing on the application of John A. Balabon,
<br />4142 Graham Street, for a Variance from Sec. 6.500, Ordinance No. 309, to allow
<br />an encroachment into the required aide yard to allow construction of a patio cover
<br />at the above address in an R-1 District. Mr. Spank presented the staff report
<br />which recommended approval subject to conditions. Mr. Balabon was present and
<br />stated Chat he had no objections to the conditions. Upon motion of Commissioner
<br />Plato, seconded by Commissioner Arnold, and carried, the public hearing was
<br />closed. Upon motion of Commissioner Arnold, seconded by Commissioner Plato,
<br />the following resolution was adopted by unanimous vote:

<br />T7HEREAS, the application of John A. Balabon, 4142 Graham Street,
<br />for a Variance from Sec. 6.500, Ordinance No. 309, to
<br />allow an encroachment into the required aide yard to
<br />allay construction of a patio cover at the above address
<br />in an R-1 District, has come before this Commission:
<br />NOW, THEREFORE, BE IT
<br />RESOLVED: that the above application be approved in conformance
<br />with Exhibit "A" with the following conditions:
<br />1. Approval is limited to an un-enclosed patio cover as shown on Exhibit "A".
<br />2. Distance between the patio cover and the property line shall be not less
<br />than three feet at any point including overhang.
<br />7a. COMMUNICATIOAIS
<br />Mr. Spank stated that for all commissioners planning to attend the tour of Hatch
<br />Hetchy, a car would be leaving from the front of the City Hall at 10;30, July
<br />28, 1967. He also stated that each of the commissioners attending had received
