4. That electric power distribution and communication service systems be placed <br />totally underground except for pad-mounted transformers and above-ground <br />splicing cabinets where necessary. <br />5. That the existing wooden pole electrical line along Foothill Road be Pta~o•t <br />underground unless it can be demonstrated to the satisfaction of the City <br />Engineer that this is absolutely economically or technically unfeasible. <br />Steel poles will be required if undergrounding proves unfeasible. <br />6. That approval of the storm drainage system be withheld until final design <br />calculations have been made and the developer has demonstrated to the satis- <br />faction of the City Engineer that the system fully meets the requirements of <br />this development and all upstream areas intended to be drained through this <br />tract and that the requirements of Alameda County Flood Control District <br />have been met. <br />7. That approval of the Water supply and distribution system be withheld until <br />the developer has demonstrated: to the satisfaction of the City Engineer <br />that the proposed system meets both the immediate and long range require- <br />ments for supplying water in this area. <br />8. That approval of the sanitary sewer system be withheld until the developer <br />has demonstrated Co the satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and generally meets the immediate and <br />long range requirements of the sanitary sewer system in this and all <br />tributary areas. <br />9. That a grading plan be submitted for approval as a part of the tract improve- <br />ment plans. <br />10. That approval of the street grades be withheld pending preparation of grading <br />and improvement plans. <br />11. That the street along the northerly boundary line of the proposed school sits <br />as shown on the preliminary map be required as a condition of approval of <br />this tentative map. <br />12. That the right-of-way of Foothill Road be increased in width as shown on <br />Exhibit 'A' to allow a variation in the fence alignment. <br />13. That the streets be classified according to the classifications previously <br />discussed in this report. <br />14. That fees in lieu of park dedication be collected from the developer at the <br />time of approval of the final map, in accordance with Ordinance No. 439. <br />The fees will be in the amount of $150 per lot if the final map is approved <br />prior to June 30, 1968. A revised schedule of fees will become effective <br />on that date and would apply to any final map .approved after that date. <br />46. Norris Letsom, owner of the property, <br />objected to the conditions proposed. Upon motion of Chairman Antonini, seconded <br />by Commissioner Carrigan, and carried, the public hearing was closed. Upon motion <br />of Commissioner Plato, seconded by Commissioner Gibbs, the following resolution <br />was adopted by unanimous vote: <br />RESOLUTION N0. 706 <br />WHEREAS, the application of John Maggach, 4099 Nevis Street for a <br />Conditional Use Permit under Sec. 11.305, Ordinance <br />No. 309, for a printing shop and mail order business to <br />be located at the rear of 333 Main Street in a C-C Dis- <br />trict has come before this Commission: <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the above application be approved subject to the <br />following conditions: <br />1. Proposed use conform to the relevant provisions <br />of the Building Code. lan be rovided <br />2. An adequate off-street parking p P <br />in conformance with Ordinance requirements. <br />3.
