4. That electric power distribution and communication service systems be placed totally underground except for pad-mounted transformers and above-ground splicing cabinets where necessary. 5. That the existing wooden pole electrical line along Foothill Road be Pta~o•t underground unless it can be demonstrated to the satisfaction of the City Engineer that this is absolutely economically or technically unfeasible. Steel poles will be required if undergrounding proves unfeasible. 6. That approval of the storm drainage system be withheld until final design calculations have been made and the developer has demonstrated to the satis- faction of the City Engineer that the system fully meets the requirements of this development and all upstream areas intended to be drained through this tract and that the requirements of Alameda County Flood Control District have been met. 7. That approval of the Water supply and distribution system be withheld until the developer has demonstrated: to the satisfaction of the City Engineer that the proposed system meets both the immediate and long range require- ments for supplying water in this area. 8. That approval of the sanitary sewer system be withheld until the developer has demonstrated Co the satisfaction of the City Engineer that the proposed system is adequate for the service area and generally meets the immediate and long range requirements of the sanitary sewer system in this and all tributary areas. 9. That a grading plan be submitted for approval as a part of the tract improve- ment plans. 10. That approval of the street grades be withheld pending preparation of grading and improvement plans. 11. That the street along the northerly boundary line of the proposed school sits as shown on the preliminary map be required as a condition of approval of this tentative map. 12. That the right-of-way of Foothill Road be increased in width as shown on Exhibit 'A' to allow a variation in the fence alignment. 13. That the streets be classified according to the classifications previously discussed in this report. 14. That fees in lieu of park dedication be collected from the developer at the time of approval of the final map, in accordance with Ordinance No. 439. The fees will be in the amount of $150 per lot if the final map is approved prior to June 30, 1968. A revised schedule of fees will become effective on that date and would apply to any final map .approved after that date. 46. Norris Letsom, owner of the property, objected to the conditions proposed. Upon motion of Chairman Antonini, seconded by Commissioner Carrigan, and carried, the public hearing was closed. Upon motion of Commissioner Plato, seconded by Commissioner Gibbs, the following resolution was adopted by unanimous vote: RESOLUTION N0. 706 WHEREAS, the application of John Maggach, 4099 Nevis Street for a Conditional Use Permit under Sec. 11.305, Ordinance No. 309, for a printing shop and mail order business to be located at the rear of 333 Main Street in a C-C Dis- trict has come before this Commission: NOW, THEREFORE, BE IT RESOLVED: that the above application be approved subject to the following conditions: 1.
