1. That the location of said sign shall comply with <br />Section 17.703 of the Zoning Ordinance. <br />2. That the sign shall not exceed 20 feet in height. <br />3. That the total sign square footage shall not <br />exceed 250 square feet. <br />4. That the permit be granted for a period of 18 months. <br />5. That all requirements of any law or agency of the <br />State, Alameda County, and any other governmental <br />entity shall be met. <br />6. That said sign may be a double-faced sign if the <br />applicant so wishes to erect subject to the <br />above conditions. <br />The Commission indicated that any wording on the sign, other than an arrow, <br />should be cleared with the Planning Director. <br />6a. Z-67-G6, Alan Stewart. <br />Next was the application of Alan Stewart, 2834 La Rhee Drive, San Jose, for <br />a Zoning Permit with Site Plan, Landscape and Architectural Approval to permit <br />the construction of a duplex building on Lot 7, Tract 2629, or that property <br />more commonly known as 1117 Kottinger Drive in an R-2 District. UPON MOTION <br />OF COMMISSIONER ARNOLD, SECONDED BY CONASISSIONER GARRIGAN, AND CARRIED, IT <br />WAS DETERMINED THAT THE ABOVE-NAMED APPLICATION BE APPROVED WITH THE FOLLOW- <br />ING CONDITIONS: <br />1. That the Zoning Permit is granted for the land as described in the appli- <br />cation and any attachment thereto, and as shown on the plot plan and <br />elevation drawings submitted, labelled Exhibit "A". <br />2. That a precise landscaping plan listing plants, materials, and a watering <br />system be re-submitted subject to the approval of the Planning Director. <br />3. Areas not shown for shrub planting shall be turfed. <br />4. That all curb openings shall be subject to the approval of the City <br />Engineer. <br />5. That the roof materials shall be wood shakes. <br />6b, 6c. Z-67-67, Z-67-68. F. Raymond Younr.. <br />Next on the agenda were-the applications of F. Raymond Young, Z-67-67 for <br />a Zoning Permit with Site Plan and Architectural Approval for an existing <br />building renovation at 500 Main Street in a C-C District; and Z-67-68, Zoning <br />Permit to permit a hanging sign on the above described place of business - <br />said sign approximately 18 inches high and 24 inches wide. There was some <br />discussion on the problem of adequate parking; Commissioner Plato expressed <br />his concern for the lack of parking in this area. Mr. Gerton stated the <br />owners would try to arrange parking for the employees with Bank of America <br />or Hap s. UPON MOTION OF COMMISSIONER PLATO, SECONDED BY COMMISSIONER GARRIGAN, <br />AND CARRIED, IT TdAS DETERMINED THAT Z-67-67 and Z-67-68 BE APPROVED AS <br />ANNOTATED ON EXHIBIT "A". <br />8a. Tract 29$0, Val Vista, Besco, Inc. <br />Next was the application of Besco, Inc. for detailed site plan approval for <br />Planned Unit Development. Mr. Castro presented the staff report which <br />recommended approval. After considerable discussion on the conditions, <br />which the applicant concurred with, UPON THE MOTION OF COMMISSIONER ARNOLD, <br />SECONDED BY C~AD:SSIONER GARRIGAN, AND CARRIED, IT WAS DETERMINED THAT <br />REQUIREMENTS 4, 6, and 7 OF PLANNED UNIT DEVELOPMENT (Z-57-23) AND CONDITION <br />4 OF TRACT 2950 BE APPROVED SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. That the precise landscaping plan, including materials and sidewalk for <br />the back-up fence areas along Las Positas Boulevard be approved as <br />submitted, said plans labelled Exhibit "A". <br />2. That the same landscaping plan, including materials and sidewalk shall <br />be extended along the south property line of Lot 1, Tract 2950. <br />3. That commercial sidewalks shall be provided along the east and west <br />property lines of Lot 1 and along the north property line of Lot 1039, <br />Tract 2950. <br />4. That the landscaping plan for the back-up fence areas along Hopyard Road <br />shall be modified to include a pedestrian pathway along the same general <br />concept as that being provided for Las Positas Boulevard. Said pathway <br />material to be crushed rock or tan bark. Platning materials to remain <br />the same as indicated on the plans submitted labelled Exhibit "A°', <br />5. That the pilaster fence colunns shall be constructed of brick or adobe <br />bloc!c set in permanent concrete footings. <br />1.0. REFERRALS FROM THE CITY COUNCIL. <br />10-11-C7 <br />
