Application of Land Development and Investment Company, 405 Montgomery Street, <br />San Francisco, request for Tentative Map approval for an area of approximately <br />226 acres, located generally on the south side of Vineyard Avenue. Mr. <br />Fairfield introduced John Stone from Land Development Co. to the Commission, <br />both concurred with the staff report. Upon motion of Commissioner Plato, <br />seconded by Chairman Antonini, the following resolution was adopted by <br />unanimous vote: <br />RESOLUTION N0. 734 <br />WHEREAS, the application of Land Development and Investment <br />Company for Tentative Map Approval for an area <br />of approximately 22G acres, Tract 2980, has come <br />before this Commission, <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the above application be approved with the <br />following conditions: <br />1. Street Classifications - The classifications as indicated <br />by the street width on Exhibit A are recommended with the <br />following changes: <br />a. Oro Fino Court, Marsala Court and Malvasia Court should <br />be increased to 46 foot right-of-way width if on the <br />Final Map their length exceeds 300 feet. <br />b. Brandy Court and Chianti Court shall be increased <br />in width to 42 feet and 46 feet respectively. <br />c. Hillside standard street section is shown for Char- <br />donnay Road and Semillion Road. This is satisfactory <br />to the Public :dorks Department and allowable under Section <br />7.15 of Ordinance No. 358 and is brought to your attention <br />as a point of information. <br />2. Street Names - Tawny Drive should be used on only one seg- <br />ment of the two shocm. Arbor, Burgandy, Delaware and <br />Madeira are duplications or near duplications of street <br />names in Livermore. With talk of a super combined City <br />of Pleasanton, Livermore and Dublin, the Planning Com- <br />mission might desire that further duplication of street <br />names in these areas be eliminated, although in the past <br />we have allowed conflicts with names used in Livermore. <br />3. Street Geometries - <br />a. Prior to the filing of the final map for this area, <br />street names shall be submitted to the County to allow <br />checking for possible conflicts with the Master Street <br />Name Index. <br />b. There are several instances of opposing streets <br />entering upon a cross street without the minimum off-set <br />between centerlines as required by Article 7.06(1) of <br />the Subdivision Ordinance. One such situation that is <br />likely to cause problems is the intersection of two <br />segments of Tawny Drive with Touriga Drive. Staff <br />recommends that these intersections either be aligned <br />or separated a minimum of 300 feet between Center lines. <br />A modification of Ordinance requirements is recommended <br />for all other such situations. <br />c. It is recommended that the intersection of Vineyard <br />Ave. and Touriga Drive be channelized and the right-of- <br />way flared for additional stacking lanes as required by <br />the City Engineer. <br />4. Grading Plans - It is recoarsended that the Planning Com- <br />mission require grading plans to be submitted for approval <br />on any areas where the average slope exceeds 5% prior <br />to approval of the Final Map covering those areas. <br />5. Storm Drainase System - Detailed checking of the storm <br />drainage system has not yet been completed and approval <br />of this portion of Che map should be withheld pending <br />completion of the necessary calculations. <br />6. Water Supply & Distribution System - The water supply <br />and distribution system should reflect the long-range <br />needs of the City and the Water District in this area.. <br />Approval of this portion of the map should be withheld <br />pending determination of the long-range needs in this <br />area. <br />7. Sanitary Sewer System - A detailed revie~•~ of the proposed <br />sanitary sewer system has not been made at this time <br />
